I hope so, I like the texas tower. I think they did the new 1144 Street building in Denver also. Has some of the same design elements as the texas tower. Would be great if the Main Street tower has some similar designs.

The businesses were all evicted but "Save the Pantages Guy" claims he has a massive lawsuit being submitted that will stop all of this. I'm skeptical of course because his previous lawsuits have been dismissed or haven't amounted to anything and his "evidence of corruption" is mostly just grasping at straws. Dude can't even save a painting in the barber shop much less the theatre.

The fact is that the building is now legally owned by Hines and the demolition permits should be approved relatively soon.

In other news, it looks like Dwell Design Studio has submitted its design review package for West Quarter Block C! Larger renderings and site plans can be found at that link under attachments. Looks to me like the designs we've seen for West Quarter Phase II are already outdated. Based on the elevations, this building is 184 ft tall at the roofline.

The exterior materials, as shown in the renders and elevations will be brick, masonry block, metal panel and a poly-mesh garage screen with a monochromatic printed image. The exact image / art piece displayed on the screen will be finalized at a later date. Signage for the building and retail spaces will comply with the Downtown Ordinances guidance on signage and be determined and placed at a later date based on retail tenants.

The parking deck will be a double ramp design with a speed ramp between level one and level two. 343 parking spaces will be provided. The overall all unit density will be around 235 units/acre.

The home base for Hines is Houston and they seem to have quite a number of towers either completed or under various stages of development construction. Which of the Houston towers were you referring to?

The Salt Lake City tower seems to be a bit of a departure from the Houston designs or Denver's tower. There are some similarities in their deck features on some of the newer towers in Houston but the overall curtain wall is very different for SLC. I like what I'm seeing in some of those interior renderings of their Houston designs. As of yet, we don't have a lot of interior renderings to go by as far as the Salt Lake tower goes.

As far as design preference I like all of the Houston designs and would like to see something similar in Salt Lake. I like the Denver tower, but I think the Salt Lake design is a much better fit for its location.

Looks like 2 building permits for Convexity have been requested so far:

02/10/2022 Commercial Electrical
02/11/2022 Commercial Plumbing

They were pulled under The Worthington and Worthington Tower but the address listed is the same for both: 275 S 200 E, Salt Lake City.

At the rate of permit requests, it looks like the piers will start for Convexity shortly after they finish the work at Astra.

I agree the Salt Lake design does look good for its location. Would be nice if it pushed 492 feet so Salt Lake could get its first official skyscraper. Especially since it’s right smack dab in center of the D-1 core. Looking at Hines track record in Houston and Denver we can expect a nice design at least even if it falls well short of the 492 ft mark.

This is good. It would also be great to get some of the impact and connection fees for ADU's into reasonable territory. I have a friend who said the fees on his ADU application pushed $7,000 (!! ACK!). Same price as building a big brand new house. No bueno.

It's been a while since we've had any updates on these two projects. Three months since photos on Revival's construction. I would be interested in whether one of my favorite mid-rise projects (The Rio) has made any headway.


Downtown Update, The Upcoming Rio Project

Location: 210 S. Rio Grande St, Salt Lake City, UT
Unit Count: 205 Units
Building Type: 5 stories of residential units over 2 stories of parking podium
Included Amenities: Clubroom, Fitness Center, Pool, Hot Tub, Bike and Gear Storage and repair, Rooftop Decks, and BBQ and outdoor/indoor gathering space
Progress: Construction begins Fall 2021! Projected finish Q3 2023.

The Rio project is in place of the old Road Home. My only question is what incentive will people have to rent there. St. Vincent still attracts tons of homeless folks who need to eat. They camp, and loiter along the street there all day. I think ST Vincent ought to be relocated to areas where the homeless are being sheltered. Thoughts?

This. Right here? This is gentrification, by the way.

Not attacking you personally, Ironweed. But just want to show how the NIMBY/whiteflight/gentrification sneaks up on every community, including us.

We're all for helping the homeless someplace else.
We're all for affordable housing someplace else.

But there's never actually a "someplace else."

The Basics: 6 floors. 242 residential units (125 studio, 88 1-bedroom, and 29 2-bedroom). Original plans were for 319 studio units only. Groundfloor retail.

Project Description (From Developers):
The property is currently vacant land following the demolition of the existing residential structures in 2022 (BLD2021-05649). The proposed development will consist of a mixed-use residential and commercial project encompassing nearly the entirety of the site. Parking is provided within a multi-level parking structure on the first two levels, screened by retail, leasing and community amenity space. Residential living is included on the levels above the podium and consist of studio through two-bedroom units. The unit count in the current plan has been reduced to a total of 242 units, down from the previously approved, and current PD approval (PLNPCM2020-00258) of 319
all-studio units.

Many of the additional public and staff comments from the original approval have been readdressed in the current application, including a revision of the parking ingress and egress, the building articulation and styling as well as the overall unit count.

The applicant intends to meet or exceed the points required within the TSA-UN-T zone to receive administrative approval of the site plan, and is not seeking a variance or additional height through the design review process. The request for the Planned Development application is to modify the previous approval for a building with a façade in excess of 200’ by replacing that design with the current proposed building layout and massing.

Cool, I had always thought of that window as purely decorative, or housing something to do with utilities.

What do you think Scott? A good set decorator could turn that into a great set for some type of executive office scene. I was reading about Costner's ambition to do a huge five-part saga in Utah called Horizon... https://www.deseret.com/utah/2022/2/14/2...er-paramount-where-is-yellowstone-filmed ...This would be fulfilling a lifelong dream he's had and Utah is his number one choice. That is if Utah can get its improved incentives passed.

If anyone is passing by Revival, 7o2, Slate/Sydney, or any one of a dozen or more projects that haven't had updates for 2,3 or more months please take a second and snap a couple of photos.
