Okay, but you're tearing down a home that had value, demolition that has a cost, digging out a foundation that is also expensive. So you do the other things cheap, but frankly, spending a marginal higher percentage on the build portion of the equation would likely unleash the most dollars. If they wanted to just build and flip, this would be a duplex one would think.
