[Riverview] Riverview place | 1-6s | retail+ residential | proposed


"Future plans will include new retailers, office space, as well as residential density on the site!"
this project will most likely start this October so i thought I would kick it off with a new thread. the rumour from about a year ago for the retail part would be Winners, Starbucks, A&W and a Mark's Outlet store. we will most likely see some announcements soon.

I don't know what this "Phase 4" stuff is about. They haven't even done any significant demolition yet. I presume this is what this is for.

I took a spin by the mall last evening, and drove around the back. There's no building demolition started yet, nor any obvious activity. There's a large dumpster full of interior rubble, but that's been ongoing for months, and there's also a small back hoe on site.

The Fox N Hound tavern is now closed.

They're not setting the world on fire with this development so far. Maybe they've got other projects they're prioritizing, or they're just not big enough to handle everything they've got in the pipeline. They purchased 1222 Main Street and the mostly vacant mall in Amherst, and there's nothing happening with either of these properties either.

Observations

1- the only other survivor from the old Riverview Mall will be CIBC (in addition to Giant Tiger).
2- Two of the units in front will have drive-thrus. One of these units is smaller and could be Starbucks. The second unit is larger and is most likely a QSR food services establishment. I believe A&W was rumoured.
3 - Your point about "six storeys "+" is interesting. The new town plan allows up to eight storeys "as of right" in the "town centre zone." This does not extend to Riverview Place, but, this area is considered "mixed use." I wonder if the town would consider up to eight storeys here???
4 - They have available CRUs up to 20,000 sq ft. I could definitely see Dollar Tree being interested.

I’m pretty disappointed in the overall site plan. I had higher hopes for this sight. Obviously any amount of residential here is great, but I think that the potential for this to have been a fantastic integrated mixed use development is being completely missed. The amount of surface parking is ridiculous.

If I could give the development a grade, I’d say a C+. It’s not entirely bad, but the potential of the site leaves a lot to be desired.

It definitely has a whole lot of "meh" to it. Better than the alternatives though.... leaving the dead mall rot or bulldozing the whole lot and planting a hay field.

That being said, as a Riverview resident, I didn't expect much more and will welcome an A&W if it comes to fruition.

Overall this development is sorely needed, especially considering the current state of the "Riverview mall."

It's a nice mixed use project, which should create good synergy between the residential and commercial/retail components. This area of town has seen some multi-unit residential growth over the years, and the apartment buildings seem to fill up quickly.

I think we're looking at a long time frame to build everything out here, and I'm thinking the residential buildings will be the final phase. It'll likely be a construction site for a while.

Whenever I look at this development, I can't help but think about when and what will happen with 1222 Main Street.

This project is not a mixed use project. It’s a separate retail & residential project with almost no synergy between the uses.

I think about this project the same way I think about the Tomato building, or the Hyatt Place hotel. The potential was so massive that the resulting protects are extremely underwhelming.

This project could have had big box retail, mixed used residential, townhouse style residential, and had much much less surface parking.

FINALLY. Drove by the Riverview mall yesterday and they've started work on the front of the building - the eastern section. There's a construction fence up and they've already done some excavation in front. I did a drive around and they haven't started any demolition on the back part yet.

So maybe they can have some units available in the spring after all.

Interesting given that the manager of the Dollar Tree in Saint John said that the "Moncton" store would be open by April.

Hmmmmm.........

There are only a few places in greater Moncton where this might be possible - Granite Centre, Superstore Plaza on Dieppe Blvd and Riverview Place.

I've never made the connection in my mind between the Dollar Tree and Riverview Place, but it would be quite a get for these developers if it happened. Between The Gray Group and Doucet Developments, they're fairly well connected in the retail sector. It'll be interesting to see what tenants they can attract to this development.

Josh has just posted on the [Moncton] Retail thread that the first Dollar Tree location in greater Moncton will indeed be at Riverview Place.

They have updated the site plan and it looks like there is a new restaurant: BarBurrito which will be the first in the GMA. They have also changed around some of the northern portion of the plan.

The developers, The Gray Group & Tier Too Properties have a lot of commercial properties/tenants, so I think that eventually they'll do well with this property.
