The Basics: 3 new apartment buildings as part of this phase. 3.87 acres. 318 residential units. 7,000 square feet of retail. Addition of a new park, 'Silo Park' as part of project.

Project Description (from Developer):
BCG Holdings, Lowe Property Group and Catalyst have partnered to redevelop the majority of the block bordered by 400 and 500 West and 500 and 600 South in downtown Salt Lake City, with the north half of the block housing an adaptive reuse office and retail building, an affordable housing development, a central park area and various retail spaces. The southern half of the block will house an innovative Class-A apartment development along with the primary parking structure for the overall block. Similar to Post District (located on the neighboring block to the east) which was planned and is being developed by BCG and Lowe Property Group, Silo Park will be a best in-class mixed-use urban neighborhood with walkable streets connecting office, retail and housing in a complete neighborhood all centered on a central park. BCG and Lowe Property Group would love to host city staff and planning commission members on a tour of Post District.

This application represents the first phase of a larger block development and is approximately 3.87 acres which will consist of four parcels (Lots 4, 6, 7, & 9 (“Park Parcel”) as shown on sheet CSP1) and will house three apartment buildings that, will provide a mix of residential, corporate housing and hospitality uses (Buildings 1, 2, & 3), as shown in the image below. The mix between long-term rentals, corporate housing rentals and hospitality suites is intended to be flexible as dictated by the market over time. These three buildings will collectively include approximately 318 residential units, an attached shared parking garage for all three, approximately 7,000 square feet of retail, and an iconic central park.

I'm a fan of The Silos project, some really good stuff happening on the west side. I think the shape of those buildings, particularly the roof lines fit in nicely with the industrial vibe of the silos themselves

Blah, thank you for all the research you do on these proposals.

It appears that this schematic and plan is quite a bit different than previous concepts. Some of the original plans showed actual redevelopment of the silos themselves. Do you happen to know if anything will be done with them? Or will they simply be designated as a land mark? Thank you.

If only all of our developers had as much vision as Lowe. That area is going to be one of the best areas of the city in 5 years' time (at least, forgetting the billboards and the highways that are 500 and 600 South).

My thoughts exactly. Glad to see some interesting architecture going up in SLC, and they're doing it with parcels that are surrounded by car-first infrastructure.

If we want to see more TOD and fewer parking garages in the Granary, the 400W TRAX extension through needs to happen ASAP. Executing the Grand Boulevards Plan would be great too.

I believe there are two separate projects at work here. One is “the Silos”, which encompasses the northeast corner of the block, (including keeping the Silos themselves) and the cereal plant. If you go onto the Lowe website you can see it more in detail. They look to become landmarks for the entire project.

Also of interest, if you look at the overall site plan included here there seems to be a new “Music Venue” and other business for that project even though they aren’t a part of this project.

This project, in contrast, is the “Silo Park Apartments”, which contain three buildings and a parking garage — essentially everything else in the block owned by that group — as well as the park.

I do want to say I love everything about this project.

I noticed something new yesterday on my way through the downtown area, there is a tower crane at the site of the Asher Adams (Union Pacific Hotel) project.

I don't recall seeing this before nor do I recall it being discussed or mentioned here. So, I figured I would provide the information to the group.

The Silos and the Post District projects are really nice. It's good to see a developer who is willing to pay for both the schematic design and the higher quality finish. I've been thinking for years that the best way to differentiate product will be through better design. Compared to all this garbage SketchUp Modern multifamily that has been going up with its patchwork of random materials thrown at it as if that makes it visually interesting and appealing, these two projects definitely stand out. Now if the area can get a big grocery store in walking distance, they'll be set.

They did their "groundbreaking" July 11th. They'll be swinging hammers for 18-24 months.

Also interesting this happened when we were just discussing the viability of the Delta...err Viv...err Delta Center. Sure sounds like there's a strong commitment to keep the Jazz there.

This is fantastic news!

While "Vivint Arena" is reasonably respectable (in a world where we have a Crypto.com Arena and a Smoothie King Arena)... There were some pretty dark days when it was Energy Solutions Arena.

Toxic waste disposal run by fundamental polygamists cemented America's view that Utah would be a good place to dump nuclear waste. Spiffy, Larry.

"Delta Center" is the Mercedes S Class of naming rights. I'm very excited to see it come back!

Idk if this is news but Wells Fargo on 2100S/1100E is relocating in September. I remember seeing the property was purchased a while ago but not sure if there has been any more information
