I was out in PoMo on the weekend and was surprised to see the "Woodland Park" redevelopment underway. demo is underway on multiple blocks of lowrises. my pics below.

https://dailyhive.com/vancouver/woodland-park-port-moody-edgar-development-approved

The 24-acre Woodland Park redevelopment has been given the full green light to proceed, following Port Moody City Council’s approval of the fourth and final reading on Tuesday evening.

This approval provides the necessary bylaw amendments to the city’s Official Community Plan (OCP) and the rezoning required, which will allow the property to transition from its 1960s-era low-rise structures with 200 townhouses to building heights between six storeys and 19 storeys.

The L-shaped site at 1142 Cecile Drive and 300 Angela Drive is located in the general vicinity west of the intersection of Barnet Highway and Clark Road, and just east of the Suncor Energy facility.

To achieve the $1.1-billion construction cost of the overall project and the affordable housing component, Edgar Development is partnering with Woodbourne Capital and BC Housing.

2021 concept for the Woodland Park redevelopment at 1142 Cecile Drive and 300 Angela Drive, Port Moody. (Acton Ostry Archtects/Edgar Development)

There will be roughly 2,050 homes, including 1,590 condominium units, 132 market rental units, and 325 below-market rental homes.

it's right next to, north, of Lougheed Heights on North Road/Foster. It should contain some retail space on North Road like its neighbour Lougheed Heights to the south.

It's got kind of an Art Deco look to it. It's nice.

love the brutalist vibe of this thing and at 20 floors it is gonna be impressive when viewed coming up that hill.

looks allot like the new SFU Residence tower with the precast concrete siding.

I walked near 1175 Pinetree Way, Coquitlam today where they plan on building the Pine & Glen towers (would be the tallest in the downtown Coquitlam area) and they have three excavators, I think. Couldn't take a picture because unfortunately I lost my phone, and I didn't get a very close look but it seems like they might be starting on some kind of further site preparation there.

Never knew there was a campus there

Student rental housing tower approved in New Westminster

Backed by provincial funding, the first student housing will be built near the Douglas College campus in New Westminster, B.C.

The $292.5-million project received $202.3 million in provincial funding, while Douglas College has provided $90.2 million. Construction is expected to begin in the summer 2023, with anticipated completion in mid-2026.

While a first for Douglas College, it is part of a provincewide campaign to build 8,000 student rentals by 2028, according to Anne Kang, Minister of Advanced Education and Skills Training.

Douglas College’s first on-campus housing will be a new 20-storey building with 368 student beds, academic space and parking. It is the largest provincial capital investment into a post-secondary institution that will benefit both students and local renters.

Investing in student housing reduces the pressure on the rental market in surrounding communities, Kang added.

The rental vacancy in New Westminster is 1 per cent, and the average one-bedroom apartment rents for $1,370 per month, according to the latest data from Canada Mortgage and Housing Corp.

The new building, at 808 Royal Avenue, will have 368 bedrooms in one- two-, and four-bedroom units, as well as academic space, including new classrooms, study space, labs and offices, and food services.

Douglas College serves more than 25,000 domestic and international students annually.

386 beds at Simon Fraser University in Burnaby. Total project cost is $103.5 million ($73 million provincial funding).
368 beds and an academic space at Douglas College in New Westminster. Total project cost is $292.5 million ($74.0 million in provincial funding for the academic part of the project, $115.0 million for the student housing, and $13.3 million from the BC Student Housing Loan Program).

Here is start of some work on the Pine&Glen development. They have dug a little pit and have been pounding pipes into the ground.

Certainly one of the best architecture for a building of this size in this country. Congrats Port Moody!

I think that's Anthem's SoCo, with the first two (of 5) towers underway. There's a modest (73K sf) commercial podium next to the highway.

Toronto style. Seems very common over there. I would hate to have to live that close to a highway. Hopefully these units have a/c at least so their windows can stay closed during the summer.

A small office podium fronts the highway, not units.

Units fronting the highway is very TO.

Even that condo tower seems close to the highway, but I don't know if highway traffic is all that noisy since they are at speed.
