I understand the objections people have, and I do worry about the floor risk in particular, but in general I think intensification of land use is a good thing, so this is still overall a positive. My general view is that the population of Metro Vancouver is solely determined by the rate of housing construction (i.e. there is sufficient demand to fill up any housing that is built) so I don't really see this project doing much to displace development in other locations.
It is a bit in the middle of nowhere for sure, especially from a residential perspective, but is big enough on its own that that can be an advantage, as there will be a greater sense of community due to the distinct location. I hope there is sufficient commercial component that people can meet most of their needs within the development (the usual, grocery store, pharmacy, liquor store, a few restaurants, professional services, etc.)
The improvements to the waterfront and the access to it will be along term benefit.
For industrial land, I don't really share the concerns others have over this over the medium to long term. It didn't exactly seem like there was a clamour of industrial tenants looking to use this land.
