I've seen Zzap on several applications/proposals... but don't think I'm familiar with any completed work. What's around that is theirs and a good example of "decently well."

They worked on the Ben's townhouses and a small building on Inglis. I would say both are solid and above average in the city. Zzap has lots of upcoming projects.

I agree with the sentiment of aiming for excellent projects but I wonder to what degree this is a "requirement" that can be added at the planning level or if it is more a feature of the architect/developer ecosystem and economics, with experience being a part of that. A few developers started at the bottom of the food chain, building basic housing, and then moved on to nicer large-scale projects. Other firms always had higher quality but remain at a boutique scale.

They're currently doing the LivWerk thing on Seymour and the building on the Moffat's Pharmacy site. They also have the Promenade on Robie with it's heritage restoration, and that heritage cottage on Tower Road in their portfolio on their website.

I like this and find that the new part reminds me of some of the older buildings at MSVU (including the Motherhouse that was torn down), and even a lot of the walkup apartments just south of there. Great that they're preserving the existing building, and overall it seems like a great project.

The ratio of window to cladding does a lot of work on that I think. I'm hoping there ends up with a good level of detail in the final product,

There is some work at this site. I think the building is in the process of being moved.

I've noticed this over the past few weeks. Not sure when they demolished the rear addition, but that's done, and the chimney has been removed (presumably because it wouldn't survive being picked up and relocated).

Glad to see this apparently underway; this and the Waverley are two of the larger developments I most want to see move forward, in large part due to their highly visible locations and the heritage-restoration aspects.

I have often thought that the south end of Barrington is one of those borderline areas that is so-so now but could be great with a few new developments. And the best way to do this is to allow more height and lot coverage while preserving the existing heritage buildings. Unfortunately some of the past infill projects, like those 4 storey Clayton Park style apartments with blank street frontage, have gone in the wrong direction.

The bonus density is going before Regional Council for approval this week.

Also the development permit was submitted this week.

I'm very interested to see how they move such a large building. (Hopefully no disasters as happened on Calrton Street earlier this year.)

All was quiet on the Elmwood site yesterday. The foundation appears ready to accept the building.
