Here are some pictures I took last week of the Hardware Village West and East buildings. One thing I really like about this project is that most of the ground floor has walk up unit entrances, something that most of the multifamily development in Salt Lake has been lacking. The brownstone units on the new cross street are really cool too, a rare instance where something new, that tries to look old, actually looks good IMO.

Lee's Market (Associated Food) is going in to the ground floor of the 4th West Apartments just down the street. This, along with The Store at The Gateway, is providing grocery on the west of downtown, something this forum has wanted for a long time.

Towers in construction or nearing construction are in blue. Proposed towers are in green.

I remember hearing about this project awhile back but I don't think I've seen this website before. This is a pretty big development:

The info on the website seems to be a lot more detailed than what we had before, so hopefully that is a good sign the project is finally moving forward (at least the 650 Main half).

PATRINELY IS ALIVE! Huge parking deck is a miss unless they are fitting it with footings for a future tower. Nice thing about current pricing is that people can't afford to do this any more. Not sure what they paid but it's not enough. That's prime tower territory in 10 years Hopefully they rethink this. Put those buildings on the decks or at least wrap them! GO UP! COME ON MAN!

My real hope is that with the increased density and development of residential units downtown, we will see a positive feedback loop because of it.
More residential units leads to more demand for office space downtown. More office space leads to more jobs. More jobs leads to greater residential demand. Greater residential demand leads to more residential units - and so on.

I hate to say it but the whole project is a miss for its location. If this was 300 West, I'd be more inclined to support it but this is getting close to the heart of downtown and it looks like a mini-office park.

I like the design of the new CCH, especially when compared to many of the CCH's that have been going up these past few years. I think Salt Lake dodged a bullet when compared to most of the convention style hotels like Phoenix or OKC. Here some examples of Convention Center Hotels.
Hyatt Regency Portland at the Oregon Convention Center Opens Today - December, 19 2019 Hyatt - https://www.hotelnewsresource.com/article108569.html

Oklahoma City, under construction

Austin - Austin could have a new much nicer CCH on the horizon if a San Diego developer's plans follow through

Atlanta

Minneapolis

San Antonio

Yes. The first two look like hospitals. The 3rd looks like the Atlantis Hotel in Nassau. Ack. I like ours. I think it's sharp.

I will say that the newer Los Angeles CCH is damn sexy. Los Angeles has really been coming on strong with their downtown designs in general lately. Their CCH focus is to catch up with and pass San Franciso's and San Diego's Convention business.

It’s a bummer the digital signage is gone, but I definitely like the design. Since I care a lot more about design than height, it is a win in my eyes.

I think the design of the buildings is good, but I agree the huge parking garage is a bummer, and overall the development is so wide. This is why SLC needs better street engagement design standards. We've implemented them in some zoning districts, but they need to be throughout the city. It's also a prime opportunity to implement mid-block pathways, since there's not really anything in the way.

I can live with it as good infill, particularly if it brings in some tech jobs that might have otherwise looked at Lehi. The parking structure I believe is shared with Little America Hotel if I remember correctly. I also hope that the enormous parking structure is in long term anticipation that the parking lot block north of Little America will be developed in the not to distant future. That block had better be developed in a much better way.

Just noticed this project seem to come out of nowhere the other day and wasn't sure what it was. Anyone have info on it? It's on 500 W and 500 S.

I remember reading that the digital signage was going to be "temporary signage" anyway. They will utilize it when needed, but it won't be a 24/7/365 blast of flashing lights.

Salt Lake City’s new 26-story convention hotel to begin construction soon

https://www.sltrib.com/news/2020/01/04/construction-salt-lake/

Quote:
Salt Lake County officials and developer Portman Holdings said work will begin next Friday on a long-sought 26-story convention center hotel downtown.

The new 700-room tower is going up at the northwest corner of 200 South and West Temple in Utah’s capital and will be operated by Hyatt Hotels, they said.

The $377 million skyscraper — one of a half-dozen new high-rises now being pursued in the city’s central business district — will be called the Hyatt Regency Salt Lake City.
Quote:
The new tower is expected to offer nearly 60,000 square feet of meeting spaces, including a grand ballroom, a lobby bar, first- and sixth-floor restaurants and an outdoor terrace with a pool, garden and other amenities.

But plans have apparently been scrapped for the hotel to also feature two immense street-facing digital displays on either side of the lobby along 200 South, as Portman had previously indicated.

Those screens — reminiscent of huge displays in the lobby of 111 Main and on the clock tower at The Gateway shopping center — were part of renderings of the hotel released in late 2018 but are not included in the latest hotel images from Portman.

Officials with Portman said those changes to the building’s lower facade were required by Salt Lake City’s planning department, as part of advanced design work on the project.
The screens were removed per the City Planning Department.

My understanding is that there is a chance they could be added in the future if/when the Planning Department looks to change the electronic billboard and sign ordinance.

I'm glad they got rid of it. I sort of think those signs are sort of trashy and tend to polute surrounding properties with light. Now if we had a digital and light heavy street or district it's a different story. But they are just big billboards as is. I go back and forth. The big billboard on Wasatch's Broadway Media on 300 South sort of sucks IMHO.
