When you say "replace" do you mean replace 2 proposals for 3 story rentals or the tearing down of existing rentals buildings?

they are tearing down existing rental buildings to be replaced by towers which will contain rentals to replace the lost rentals.

Good question. If it wasn't she's certainly be opposed to this one. It's more than 3 floors high and will cast a shadow on the sewer drains.

It's a nice enough building on its own, they don't need to make bald faced lies about it. It tarnishes the product. Sometimes less is more when it comes to marketing.

Condo marketing is always ridiculous. There have been some horrible ones in Calgary. The most used and abused word in their advertising is 'luxury'. Micro suites are luxurious. Standard bargain basement Home Depot kitchens are luxury kitchens. Closet sized bathrooms are "European inspired".

Yes. Directly behind the building is her backyard. I think everyone would be upset with the construction noise and change to your sunlight especially in your 80s.

Proposal in Orléans, Ottawa's eastern suburb, on the comer of St-Joseph and Duford across the street of Place d'Orléans mall. It's about a 500 meter walk from a future (2024) O-Train station. At 17 floors, it would be the first high-rise building in the area (other than Petrie's Landing near the Ottawa River, which is somewhat removed from traditional Orléans).

That is nothing short of obscene. Those new rentals will be vastly more expensive than the ones they are replacing. Again, the people who rely on transit the most are the same ones who are being pushed further from it.

At least they are getting replacement rentals unlike next door in Burnaby.

Most of these Burquitlam developments are being protested to not much avail. Whole swaths of Burquitlam are having the rentals replaced by condo/rental developments. The city of Coquitlam says they must include rentals in their proposals when demolishing rental housing.

14915 Stony Plain Road NW
A planning application has been received for a rezoning and plan amendment for a site at 14915 Stony Plain Road NW.

The application proposes to rezone the site from Low Intensity Business Zone (CB1) to Site Specific Development Control Provision (DC2). The proposed Site Specific Development Control Provision (DC2) zoning would allow for development of a mixed-use, high-density Transit-Oriented Development.

The proposal includes:

A wide range of commercial uses, up to 15,000 sq. m (162,000 sq. ft), similar to the current commercial use of the site
Up to 1,000 residential units in a mix of high and medium-rise buildings, as well as row housing
Floor Area Ratio of 2.5 (increased from 2.0 currently)
Opportunities for mixed use buildings up to 30 metres (approximately 10 storeys) in height
Opportunities for residential towers up to 90 metres in height (approximately 30 storeys) on the north side of the site
establishing internal roads through the site
An associated application has been made to amend the Jasper Place Area Redevelopment Plan to facilitate the rezoning. This would allow for the increased height in proximity to the planned LRT stop on the Valley Line West LRT expansion.

This rezoning will follow a modified process developed between City Planning and the Applicant (Stantec, on behalf of RioCan REIT). Pre-application consultation, including a public open house, was conducted by the applicant in November 2018.

Known as "The Heights," the mixed-use development would feature up to 370 residential units perched atop a single row of multi-storey townhouses, with space leftover for street-level retail.

Looks great - is that all new build? Based on the site I can only assume so. It has a very interesting mid-century look to it, and weirdly enough reminds me of a lot of some of the rehabbed inner-city precincts I saw in South Africa (the exterior walkways especially.
