Confirmed via new signs on the site and the company website that Vita Health is opening a Fresh Market at 3500 Portage Ave. Work has been underway for roughly a month now with no word on their opening date.

Do you own the suite or are you renting?

It is technically 165 McDermot Ave.

About a couple years ago Bill Theissen was in the paper talking about that it would be converted into smaller condos.

However now the building is for sale. Listed at $1.2 million.

Own. There has been brief talks over a window replacement project last year but nothing was presented to unit owners yet. They're in the middle of exploring different options and are hitting snags along the way. Gonna be some time yet before anything is voted through.

From what I have heard this building has an unfortunate layout for residential conversion.

I believe you aren't able to get enough suites on each floor to make the numbers work. Given the high costs of converting and relatively poor success of actually selling units in the exchange these days, I think it will be a while before that one moves forward.

That parkade for James Avenue cannot come soon enough. Not sure what the hold up there is - but a lack of parking is really hurting residential sales in the area.

The last rendering I have for this building is from Prairie Architects. Same firm who converted the Union Tower for Red River College.
