^^ Other's may be able to answer more 'officially', but a couple of disadvantages I can think of would be duplication of services, ie: Fire/water/sewer/police/transit etc... also each city/town would need its own mayor and city councilors....

^ Infrastructure in the city gets used by people who don't pay taxes to the city, Edmonton shoulders the vast majority of the social services which the satellite communities don't contribute to, Taxes collected from industry go towards keeping the rich people in the satellite communities' property taxes artificially low, & so on...

Yep. Outside the Henday, check. On the wrong side of Gateway to be LRT-accesible, check. No matter how tall this would be built, it would be "the wrong kind of density" as it would still be completely car-dependent for access.

Interestingly, though, isn't this the parcel of land where NAIT had originally proposed the Ralph Klein campus?

Two points that precisely illustrate Edmontons' need to stop projects like these from happening, imo. Yes, they bring buisness and value, but a good portion of the profit is probably absorbed due to city service costs, etc.

I'm no city expert, but there must be another location in the city that is suitable for this, just take "ellerslie" out of the title and rename it.

The Henday is worrying me - I'd really like to see sprawl maintained, and it seems to be allowing just the opposite.

^^ I think the RK campus was suposed to be south of Ellerslie.

Funny on that last shot how the east access road ends at the RR tracks.

Is this not the most unattractive promotional graphic in the history of promotional graphics?

Doesn't look like there is any easy way into the site from the Henday.

There is an alternative site on the North Side. The old Golden West golf course. And it appears to have some activity on it now.

How about reclaiming the CP rail lands when or if they move south of Ellerslie

Out of curiousity, how is ETS dealing with all the stuff outside Henday?

This place will obviously never get LRT. But how long until it gets bus service? And would that service just be a stop on Ellerslie or Parsons, or would it actually make a loop through paradise?

ETS is fairly prompt with bus service into new or potentially high areas of activity. Windermere, for instance, already has bus service and is only a couple years old (and doesn't have a full build of "Currents @ Windermere" yet).

As others have stated, I too don't like this development at all. You can only use the land once barring future expropriation, and why would you want to go down that road anyways? Poor road accessibility (that interchange is deceiving), poor access to rapid transit (something you'd want with a 'campus'), little/no regard for the true cost of building here. Three strikes. You're out.
