When Baydo fills up both towers that should add about 1,000 people ish to that block. I'd assume the Star Phoenix site development could add another apx 1,500 people on 5th on top of that.
All said and done, there would be some legitimate density in the blocks around 5th and 24th, hopefully in turn making amenities in the immediate area more likely (grocery, gym, etc).
It sure would be nice to at least get a couple blocks to the point downtown where you can take the elevator down to ground and have your grocery, gym, coffee shops, and a couple restaurants within a short walk.
There's also a surface lot on the corner of 5th and 24th that would be a good candidate for another tower.... time will tell!
EDIT: on top of downtown proper, there are about 5,000 in city park, 4,000 in Riversdale. We've got to be close to the numbers required for some of these amenities to start moving in
