- Downtown resident is 9% up since last year and 63% since 2019

- The University of Utah is developing housing for 5,000 students downtown and developing programming at the historic Rio Grande Depot, City Centre complex and other properties downtown.

Wow #16 is interesting to me. We could finally be getting the final tower to complete City Creek now that Temple Square is finishing up. My guess is CCRI moves into the blocks west of temple square at some point too.

Skeptical of some of the projects listed on the map, tbh. Sundial is dead. The Greek project as proposed in 2020 is also dead, but perhaps there is a new project in the works.

UTA HQ is not a done deal either.

The council lowered the height limit around Smith's Ballpark to 80 feet, with 95 feet considered through the design review. It had been 150 feet. I don't get it. It feels like Salt Lake is becoming increasingly hostile toward taller developments outside downtown.

Earth moving equipment on site of the proposed hospital block. Permits were just issued to demolish the Sheraton.

So, uh, what's actually going up at the hospital block? And the Sheraton block is WGU, right? Did we ever get actual renderings and plans for that project or just the vague ones showing floor level stuff?

New Development: Trolley House Residences - 705 East 500 South

New development across the corner from Trolley Square and right next to X-Wifes Place is seeking a master plan and zoning change from MU-5 to MU-11. The building will be built on the former site of the Phillip's Congregation Church which was demolished in August of 2025. It's planned to be 15 stories tall (~166 ft tall) and have 97 for-sale condominium units along with 5,000 square feet of food/beverage retail space. Up to 5% of the units will be deed-restricted to 60% AMI using Salt Lake's AHI (affordable housing incentives).











Full plans and amendment request are in the city's Accela portal

Dang, that's a step up from what we've become used to in SLC. Very glad to see condos as part of the plan.

The fact that it needs a zoning change to happen is concerning though, and Comrade is right that a rejection is possible because the neighborhood is going to come out in force to stop it.

97 for sale units, some low income housing, ground floor retail, and good design/materials??

What's going up on the hospital block? A hospital. (Sorry Wren, I had to.) I don't think we have the final renderings of the hospital block yet. The previous plans were rejected by the city, and rightfully so. They were bad. We also don't have renderings for the Sheraton site yet either.

I hope they allow for that height. The issue probably is that it is really close to a lot of low-rise single family. BUT, we have a few 10 to 16 story towers just to the north and were built in the 60's and 80's.

The comments I have seen on an Instagram post about this have been mixed, with maybe a few more positive than negative. I'm afraid that the negative ones fall victim to the same rhetoric we often see, that "condos/apartments are bad, we need more single-family homes," or "that doesn't fit in this area," or "that's going to block the view."

I personally love it and hope that the city doesn't require too many changes. I am also hopeful that the city uses this project as an example to show other developers that condos are wanted and needed in the city, and that the city isn't going to stand in their way. (I know, very high hopes lol).

It is absolutely beautiful and very fitting of that corner and site. Therefore the city is almost guaranteed to reject/deny it. I hope I am wrong but I would be very surprised if they allow even an additional foot of height

I find the planning/zoning related denials and deaths of numerous projects increasingly egregious and actually shocking sometimes. I think it is an easy political option for them to appeal to a 'big tent' NIMBY crowd who oppose any and all development for any and all reasons

Every single time SLC denies, stalls, kills, etc., projects for frivolous and overly sentimental reasons, I contact a long list of state politicians highlighting the need for the state to step in and greatly restrict/takeover SLC's zoning/planning abilities to harm economic development and growth. Imo
