World Cup drives Metro Vancouver hotel rates to Canadian record
Region's $406.34 average room-night rate in June was highest monthly average ever recorded for a major Canadian city in any month
The FIFA World Cup helped Metro Vancouver hoteliers charge not only the highest average nightly room rate for the region in June.
It helped them charge the highest average nightly room rate for any major Canadian metropolitan region in any month ever: $406.34.
That data comes from CoStar, a global provider of real estate data, analytics and news.
The $406.34 per room night that Metro Vancouver hoteliers charged in June exceeded the previous record for hotel room-night prices in a major Canadian centre during a calendar month, also set in Metro Vancouver, of $378.71 in July 2025, CoStar data showed.
The rate in June was up 21.3 per cent year-over-year, given that hotels in the region on average charged $335.10 per room night in June 2025, according to CoStar.
Statistics Canada, more generally, has said that hotel room rates across the country were up 10.1 per cent year-over-year in June, with much of that rise coming from Ontario (up 19.4 per cent) and B.C. (up 20 per cent).
Hotel-room occupancy in June in the region fell to 73.2 per cent, down 13.7 percentage points from an 86.9 per cent occupancy rate last June, according to CoStar.
This left hoteliers with a decision to make: lower prices or see how many rooms could be booked at higher prices.
"A good hotel is a profitable hotel," Freitag said.
"You have two choices to make money: one is to sell another room, and the other choice is to sell the same room you have for more money. The second choice is always more profitable because there's less cost associated with it. If you sell another room, you have to clean it, you have to check people in and out, you need waitstaff, security, maintenance, whatever, right? So there's always more cost with the additional rooms sold."
He said his data showed that the hotel room occupancy rate in downtown Vancouver in June was much higher than in the region as a whole, as is normally the case.
Chwin said downtown Vancouver hotels had a 91 per cent occupancy rate in June 2025, and that this dropped to around 76 per cent in June.
"What we're expecting for July and August, in terms of occupancy downtown, is that it should be right back up to 90 per cent because business is coming back in. Cruise is incredibly strong, and that transient business, which is so important, and was displaced during the World Cup, is now starting to come back."
