I assume you're talking about 1600 Owens. FWIW, Kaiser had no role in that design...it was designed for Alexandria as part of the Mission Bay buildout and was supposed to be home to SF's forensic science division and medical examiner before they canceled over the costs. Kaiser came on as a replacement tenant, but the exterior design of the building was already done.

Yes! That's the one. Didn't realize it wasn't designed in conjunction with Kaiser, but that makes sense since it doesn't really look like any of the other recent Kaiser architecture that I can think of off the top of my head in the rest of the Bay Area. They seem to favor beige and boxy.

Related California has found a partner willing to help build the skyscraper it pitched in San Francisco last year. The behemoth real estate firm last week announced an agreement with Los Angeles-based McCourt Partners to co-develop 530 Sansome: 41 stories with 375,000 square feet of office space atop a luxury hotel in Jackson Square. They’re not the only ones. San Francisco developer Dan Kingsley is teaming up with private equity investor Jay Yang to restart the abandoned Oceanwide Center. Hines and South Korea’s national pension fund wants to knock down PG&E’s former headquarters at 77 Beale St. in order to erect the city’s tallest building. And Amazon’s landlord Prologis just pitched what would be the city’s second-tallest building atop the 4th & King Caltrain station.

Based on those projects getting announced around the same time, it appears that the race is on to build San Francisco’s next great skyscraper. And it is, as evidenced by Related and McCourt’s new partnership. Capital is being raised. Lenders are underwriting risk. And architects are submitting detailed plans to the city. It’s an exciting time for those in the commercial real estate industry who have had to weather years of financial pain caused by the pandemic. One way to frame this supposed development boom is that San Francisco’s reputation is changing positively among outside investors.

The data bear that out. San Francisco’s office vacancy rate is falling after plateauing at 34% last year, and the market for the best skyscrapers in the city is a lot tighter, according to Cushman & Wakefield. The firm tracks 15 top-of-market buildings in the central business district that are either new or completely renovated and have top floors with 360-degree views. Only 9.4% of that space was directly vacant as of the first quarter of this year; half of that is at One Market Plaza, which saw the likes of Google and Visa depart last year amid the building owner’s financial woes. One of San Francisco’s most recognizable office towers, 101 California, was recently valued at $1 billion after DivcoWest purchased a stake in January.

An updated design for the remake of Embarcadero Plaza into a vibrant and cohesive city park debuted Tuesday evening at a community meeting hosted by San Francisco parks officials. The meeting took place at Embarcadero Center adjacent to the brick plaza, where the 710-ton Vaillancourt Fountain is being prepared for disassembly even as a lawsuit seeks to keep it in place.

The new park design centers around an oval main lawn that will cover more than an acre, surrounded by a wide walking path that will feature a performance space and outdoor dining area. Off to the side are a new dog play area and fitness center, as well as an existing playground. The new plan is the result of input gathered from two prior planning meetings, which generated nearly 2,000 written responses. It does not include the popular padel courts currently on site. It also does not include the Vaillancourt Fountain, which has never been a part of the redesign, or the concrete ledges around it that have been magnets for skateboarders.

The budget, which will mostly be supplied through fundraising, has been increased from $32.5 million to $40 million to account for new cost estimates not included in prior plans. Also included is the $4 million cost to disassemble and remove Vaillancourt Fountain, scheduled to begin next week.

Oh man, as much as I do loved the Vaillancourt Fountain, I very much like this park more

I can already picture how it will be activated for the next time we host the Super Bowl

Crews have completed the foundation, with work starting on the two levels of basement parking that will sit beneath new housing and commercial space. Sacramento Locust Associates is the project sponsor, working with the owners, Litke Properties.

The 40-foot-tall structure is expected to yield around 67,500 square feet, including 17,040 square feet for housing, 9,980 square feet for the dental offices, 6,560 square feet for ground-level retail, and 24,900 square feet for parking. The basement will provide space for 50 vehicles, with additional space provided for 49 bicycles.

Once complete, the top two floors will be occupied by 18 apartments, including six one-bedrooms and 12 two-bedrooms. Residents will benefit from small glass-railing balconies overlooking either Sacramento Street or the communal rear yard.

This one isn't big enough to qualify for its own thread, but a here's an update on this one.

The number of total units (as well as affordable units) have gone up, primarily consisting of an increase in 2BR and slight increase of 3BR units, and a decrease in studios and 1BR.

The specs for 850 La Playa St:
- 8 floors, 85 ft
- 562 units (124 studios, 188 1BR, 192 2BR, 58 3BR)
- 113 of the units will be affordable
- Ground level replacement Safeway grocery store ~79,750 sq ft
- Parking for 441 cars for residents and retail customers and 266 bicycles

Formal permits have been filed for the Safeway grocery store redevelopment at 850 La Playa Street in San Francisco’s Outer Richmond neighborhood. The latest application shows a slight increase in residential capacity and a significant increase in affordable housing. Align Real Estate is the project sponsor, working on behalf of the property owner, Albertsons Companies.

Steinberg Hart is responsible for the design. Renderings show that the overall design has not been significantly changed since the preliminary permits were filed last November. The exterior is expected to be clad in fiber-cement panels and brushed bronze-colored aluminum. Miller Company Landscape Architects is designing the sidewalk improvements and courtyards. The third-floor amenity deck will feature a playground, a fire pit, an outdoor dining area, and a zen garden.

Since November 2025, Align Real Estate and Albertsons Companies have unveiled six plans to redevelop grocery stores with over four thousand apartments across the Bay Area. Five Safeway locations are expected to be replaced with new grocery stores and housing. The sixth and most recent proposal is the only one that would not replace the existing grocery store. The plan would demolish the Rockridge Trader Joe’s store and build a senior housing tower.

1687 Market Street view of crane

1687 Market Street, view from the Essex Fox Plaza of the construction crane. The 100 year old building has been demolished and a 17 story affordable housing is being built there. The McRoskey Mattress company occupied the building for decades.
