Construction fencing is up on the lot between Ernst&Young and SuperStore on Dieppe Blvd. I've heard unofficially that this may be another 6-storey mixed-use building with ground floor commercial and upper residential but haven't seen any renders.

A mixed use building here would be a little surprising. This lot is on the dividing line between the commercial section of Dieppe Blvd and the Dieppe Business Park.

I'm not saying it's impossible, just surprising.

I don't think it's meant to be retail but rather office or healthcare. There's already a family medicine office in the EY building next door so it's not a stretch.

Most recent rendering showing the final appearance of Balade (still under construction) on Acadie Avenue.



An excellent example that a six storey building doesn't necessarily have to look generic.

Quest is building a nice portfolio of properties. They're currently constructing their first building in Riverview, a 12 unit apartment building in Findlay Park. They've also made a couple of acquisitions.

^^ Honestly Balade looks better than the P9 building next to it - which is supposedly Quest's flagship building. Also of note P9 is 7 floors while Balade is 6, but they look relatively the same height, at least in this rendering (could be an illusion).

P9 came about right at the the beginning of the cascade of Spitfire designs so it felt innovative at the time but already feels a bit uninspiring despite being (I think) Dieppe's 2nd tallest building?

They've altered the site plan slightly for the Superstore Plaza on Dieppe Blvd. Originally there was a small plaza containing five CRUs attached to the main Superstore building. The new plan shows a singly CRU with a square footage of 10,080. The standalone building next to Shoppers is unchanged, showing a single tenant in a 10,000 sq ft building.

10,000 sq ft is large enough for a medium sized retailer like Dollar Tree, or, a full sit-down restaurant like Montanas. Apparently franchises are available now in Dieppe for both Montanas and Kelseys, Other restaurant chains are looking at the greater Moncton market as well, including 3 Brasseurs and Valentine which are both Quebec based, and may feel comfortable setting up in Dieppe.

There are two competing visions for the expanded Dieppe Market space:

Both of these are impressive proposals and go a long way towards creating a complete urban town centre in the downtown core of Dieppe. In many ways, what Dieppe is attempting to accomplish is very similar to what Moncton wants to do with an expanded and relocated market as part of the Downing Street development project.

Moncton city council really needs to sit up and take notice of what Dieppe is planning to do. I definitely have the impression that the main roadblock to Ashford/Downing is the public component of the proposal (market/expanded convention space and maybe a relocation of the Moncton City Library). Without this, Ashford will not risk spending over $100M of private money on his part of the proposal. If the city does not get it's ducks in a row, then Dieppe could very well win this race........

An excellent location, and with great visibility from the highway too. They should be able to get customers both from the highway and from the airport.

I wonder if they will allow overnight guests getting sun flights in the wintertime to have long term parking privileges like a couple of airport hotels in Halifax do..........

Some wags on social media were claiming they were just extending a parking lot here, but, there is now a foundation in the ground, so something is being built here........

A good location, but it sure would've been nice to have a direct connection to the terminal. I guess they prefer to have better highway visibility. I wonder if this will affect the current cell phone lot and taxi waiting area that is current on this lot.

I'm pretty sure the Holiday Inn Express Airport already offers this as their lot is always overflowing during the winter sun destination season.

Good point. I'm pretty sure the Holiday Inn Express Airport operates an airport shuttle bus doesn't it?

Both the Quality Inn (Airport) on Dieppe Blvd and the Fairfield Inn by Marriott off of Harrisville Blvd could also be considered airport hotels as well, but the new proposed $20M hotel will be the first one built on actual airport property.

The intersection of Acadie and Champlain will be undergoing a major reconstruction and reconfiguration beginning May 4th and lasting until the end of June. Prepare for traffic chaos!!!

An off-ramp at this location was built in 2018 to mitigate traffic congestion during upgrades to the Harrisville Boulevard interchange.

“The construction of an access ramp to Highway 15 from Industrial Street is excellent news for Dieppe and represents a transformative investment for our community and businesses,” said Dieppe Mayor Yvon Lapierre. “This direct and efficient access to the highway network will not only reduce traffic on Dieppe Boulevard, but, more importantly, enhance our industrial park’s competitiveness and appeal. This project aligns perfectly with our city’s development vision. I would also note that the major rehabilitation of Industrial Street, completed a few years ago, was planned in anticipation of this connection. Dieppe is growing and evolving, and we are proud to be laying the groundwork today for an even more prosperous economic future.”

The design process is underway, and the construction tender is expected to be advertised in July. Construction is expected to be complete this year.

This initiative aligns with the government's commitment to investing in infrastructure projects that promote economic development, improve traffic flow and support community needs.
So, by the end of the year, we should see an eastbound on ramp on Highway 15 at Industrial Street to complement the pre-existing off ramp in this location.

Current status of the six storey mixed use building on Champlain Street next to Jean Coutu.

You can appreciate the growing downtown Dieppe skyline. There are at least three new six storey buildings planned for the downtown area (two on Acadie by Quest Developments, and a third further east on Champlain at the edge of the downtown core). Then there is also an anticipated redevelopment of the Angie's property of which we have no information on, and, also a redevelopment and expansion of the city market on Acadie.



Another perspective of this building. I like this one because you can appreciate the competing skyline of downtown Moncton in the distance, on the other side of the Hall's Creek Marsh.

I find it fascinating how Moncton is developing multiple discrete skylines, and, this phenomenon will only continue onwards into the future with new projects like the Vision Lands and the Station Yards.

I'm not really sure what thread to put this in, as there is no location yet, but Quest normally builds in Dieppe.

I wonder what this could be, maybe Vizion phase 2 or maybe another lot uptown Dieppe.
