This was withdrawn from PAC this week; I am not sure why. However, a site plan was also posted. I assume this will be back in the future.

607 Rothesay Avenue is for sale, and there are renders for future expansion of the site. Maybe it is just the render, but the placement of that new B1 building looks very awkward for the units behind it. Exterior updates to the existing buildings would be great, though.

SURPLUS DEVELOPMENT LAND

Surplus land identified for future development including expansion of Building C and the addition of a 10,000 SF 2-storey commercial building on the site. See illustrations below.

Future Phase 3 (above) shows addition built on to Building C and paving of parking lot

Future Phase 4 (above) show the addition of a 10,000 SF two-storey commercial building.

Future Phase 5 (not shown) contemplates an additional 10,000 sq ft building should parking allow.

Another apartment building is proposed for Loch Lomond Road (263).

That whole parcel of land is just a bit awkward right now.
Obviously it's more money, but they'd be better to tear everything down and start fresh.

I'm not sure. The old motel was extensively renovated and hosts a gob of small businesses. Not many places in the city like that. The main structure needs a lot of exterior cosmetic work but is fully leased, has fresh interiors, and is at an unobtrusive end of the property.

Maybe breaking this up into two parcels (bar+K's+affordable, old motel+potential for new build) would make sense. It's kind of jumbled.

In more urban situations, I'd be opposed to orienting anything back to the street, but pulling the proposed strip mall out to the sidewalk, flipping it 180 degrees, and sharing parking with the old motel would create a more usable and less awkward space.

It seems kind of surprising that they would go ahead without a tenant for either. I did a quick search online to see if it's publicly listed for lease, but I couldn't find anything.

And wasn’t there supposed to be a 14 storey apartment building going up at East Point too?

In theory, yes. I don't drive up there often, but they had excavators parked there slowly doing rock removal, so I guess it may still be coming. They've taken a huge amount of rock away over the years.

Maybe we will see movement once The Keg shows up .

There is still lots of potential for the east point site. Who knows if that excavation is for the K1 and K2 building in the plans.
This was in the article from 2019.
Interesting that A5 and A4 next to Petsmart was completed last year. So I guess it is happening very very slowly.

Central site, which is totally undeveloped except for the small commercial development in its northwest:
K1 (residential, large) - this is the one they're rock smashing for, I assume? And all that smashing is for surface parking? No idea how that's economical!
K2 (residential, large)
K3 (commercial, small)
K4 (residential, medium)
K5 (residential, medium)
K6 (commercial, small)
K7 (commercial, small)
Site 3 (open space) with an unknown building to its south

Extension to existing Indigo complex in south of site, could presumably be subdivided:
J3 (commercial, large)
J4 (commercial, large)

There's a big piece of undeveloped land adjacent to Princess Auto, too.

Address: 615/631 Loch Lomond Road

PID: 00317248

Application Details:

The Planning Advisory Committee received an application requesting a rezoning of the vacant property at 615 Loch Lomond Road from the Mid-Rise Residential (RM) zone to the Business Park Commercial (CBP) zone. The applicant is requesting this rezoning in order to allow for the development of a new hotel.

The applicant has also asked for a variance to subdivide off the rear of the lot, not fronting a public street, to have it remain as residential.

Public Hearing: August 17, 2026

Interesting, I would have expected something from Hyatt closer to the Uptown core, but if this is aimed at people coming into town to work at the refinery/other industries, and for extended stays, I could see East Saint John as being seen as more convenient than Uptown when it comes to parking/ proximity to the refinery.
