Figured a thread for East Saint John is long overdue!


Do we have any sort of time line for the new multiplex rink/ recreation facility yet?






Also, does anyone know what are the plans for residential development near McAllister Place? It's been a while since I heard anything about that.

While we will have to see how it plays out, I am worried the property tax freeze next year may put a dent in the city's ability to set aside money for the recreational facility. I don't think they are going to want to raise the property tax rate to compensate, especially just before an election.

If Rothesay can get $7 million in federal funding for their recreational facility... Saint John should be able to get quite a bit more.

Here's hoping property tax reform isn't a total let down... the city needs comprehensive tax reforms in order to fund projects like this and others in the future.

Anyone got renders for the 14 storey apartment building going up at East Point?

Also, could you imagine how popular this type of development would be at the East Point Costco?



I've long been convinced that building high rise apartments within our current retail clusters, and even building apartments directly on top of grocery stores like Costco, could be among the very best solutions for building a huge influx of ultra-walkable, transit-friendly, and affordable housing units.

Living within a retail node might not be a hugely desirable place to raise a family, but for people without families, and without cars, I could see these locations being highly desirably places to live, because not only is it convenient to live close to so many grocery stores and retail locations, the retail nodes have above average transit service compared to many other places in the city, and the service would only improve if there were suddenly thousands of people living at retail node locations across Saint John.

Surely this means they don't have a tenant lined up for the other large unit, or they are being overly secretive. I don't understand it personally.

Overall, I do like the degree of detail into the buildings and related infrastructure at East Point. The street lights, walkways, and signage are very much premium compared to many other big-box developments in other places. It looks as if, over time, it could easily become a lifestyle centre with mixed retail, residences, entertainment, and restaurants.

Will be very interesting to see what developments will end up on this land the city is selling. I hope they consider rezoning it for high rise residential and get a really nice mixed use development in there.

It would be quite convenient living that close to Costco... and I think I might actually be able to shop responsibly there if I was walking there on foot, and not driving. Living close enough to walk to Costco would be a huge selling feature for a lot of people.

Would be good to see a more of this. Or better yet, the city should raise minimum height limit on townhouses to 3 or 4 storey townhouses from the current 2. A two storey limit on townhouses doesn't sound like good policy for a city in a housing crisis.

Can somebody tell me if they have heard anything pertaining to the two apartment buildings that were supposed to go up in the area around Michael Crescent. Also, I happened to notice a for sale sign on property by the refinery with a picture of two high rise buildings. Are the two related somehow?

Yes, I have seen that sign too. I believe it refers to the approved development as the lot stretches all the way down to Loch Lomond. However, I can't find it online.

There was also supposed to be a self-storage going in on the intersection with Commerce Drive, but there doesn't seem to have been any movement on that.

I'm guessing that the Retail Drive re-alignment is pretty well done now.

Is it possible if someone here could shoot a video going in both directions on Retail Drive when it is?

Last time I was down there, Ashburn Lake Road was still down, and Retail Drive needed another layer of asphalt, but it was certainly close to finished. Once Ashburn Lake Road is open, they will alter the traffic light logic, too, as I think right now it's on a default setting.

Just something that can be posted to YouTube. Though I do confess a dash cam video would be more stable than a phone video (unless the phone was mounted like a dash cam).

Ashburn Lake Road now open and I believe all paving completed - looks like all the road construction is finished, they have some landscaping to continue with in the areas where buildings were previously.

This was a fun project to watch, as there seemed to be a sense of continual visible progress every time you passed.

Perhaps it still isn't up to normal traffic volume with some people still staying away, but the flow of traffic is immensely better than before IMO on Rothesay Ave..

What endpoints do you want? Home Depot to Fit Rocks and back, for example.

I'm not sure if the realignment is done yet but I could film and post that next time I go east

I went to Costco a few days ago, and it appears to be finished. They were doing some hydroseeding and other landscaping.

Going East:
Corner of Rothesay/Retail to Corner of Retail/Westmorland

Going West:
Corner of Retail/Westmorland to Corner of Rothesay/Retail

The entire ride would also happen only on Retail Drive, and not on any side streets.
