Taggart proposes 16-storey residential tower near Bayview Station

A major Ottawa real estate firm plans to build a 16-storey highrise with about 250 rental apartments near the Bayview LRT station.

The Taggart Group of Companies hopes to break ground on the project at 989 Somerset St. and 186 Spruce St. within the next 12-24 months, “assuming favourable economic conditions,” chief operating officer Derek Howe said in an email to OBJ. Construction is expected to take about 32-36 months to complete.

A two-storey industrial building currently occupies the land, which covers about two-thirds of an acre. Taggart purchased the property in 2021 from Ottawa-based developer Domicile, which had previously filed a proposal to construct a 12-storey building with 127 residential units and about 15,000 square feet of retail and commercial space on the site.

The new development will include about 160 parking spaces as well as amenities such as a party room, communal kitchen, co-working space and exercise facilities, Howe said.

No retail space is currently planned for the building.

Taggart’s proposal is the latest major development project that is being considered for property near the junction of the Confederation and Trillium light-rail lines.

Others include a proposed three-tower mixed-use development at 900 Albert St. across from Bayview Station that would feature Ottawa’s two tallest skyscrapers, with a total of more than 1,200 residential units as well as commercial and office space.

Howe said the area surrounding the transit station will be “an exciting area for development in the next 5-10 years with several other projects at the planning and/or construction stages.”

Good spot.

Meanwhile, whenever I take the LRT from Bayview, I marvel at the "bridge to nowhere" that they built over Line 2 in anticipation of development on the east side of the tracks

A Fine Thing (upper level tenant) is now advertising a moving sale.

Maybe we'll see a demolition permit soon...

Awesome. The Trillium trench from Bayview to Dow's Lake is what a newcomer arriving in the city will assume is 'Downtown' in a few years. It's cool to see it gaining momentum.

One of you smarty pants mcgee data parsers out there should compile a chart of the longest running yet to be build projects on this forum. Shoutout to Roosevelt Ave.

The transition staircase from bridge to Orange Monkey.. I mean.. Bayview area as a whole would be great.

Small update on this one, they put up fencing on the City Centre/Spruce sides a couple weeks ago, and today they're installing boards along the guardrail up on the Somerset side.

This morning they took over half of Klimat's parking lot and set up a construction trailer, porta-potty, unloaded equipment etc.

I think they're going straight into the build after the demolition is done - looks imminent

I thought this project might incorporate the relocated Good Companions Centre, but I guess not.

Nope. This one has no community space or retail, but they will provide public stairs and elevators to go down to City Centre Avenue.

I imagine Good Companions might find a... companion... in an OCH project or a LeBreton development somewhere.

I had the same reaction when I passed by today. Ottawa has so few old industrial buildings.
