989 Somerset St W | 46m | 15f | Site Prep

Domicile proposes 12-storey condo

OBJ Staff
Published on May 06, 2014

The proposal calls for 127 residential apartment units along with a total of 15,166 square feet of commercial space.

The commercial space is to be divided into seven separate units which would face onto both City Centre Avenue and Somerset Street. There would also be additional commercial space on the third floor.

The proposal calls for two levels of underground parking with 126 spaces.

The property at 989 Somerset St. W. is currently occupied by a surface parking lot and warehouse used as an antique store and by a surface parking lot.

Almost directly across the street, Claridge received city permission to construct a 30-storey tower.

I'm guessing that this is the building?

Are there any application documents available yet for this building and the one on Bayswater/Somerset? If these two get built along with 1040/1050 Somerset the area will be so intensified.

Domicile Developments is asking the city for permission to build a 12-storey mixed-use building on Somerset Street and City Centre Avenue, just west of Chinatown, according to the city.

The immediate surrounding area is terrible...especially the north and east side.

Except for the city's primary transit hub being a stone throw away. I'd be tempted to live here.

What's so bad about the area? You can walk to Chinatown and Little Italy in less than 5 minutes! The other direct is hintonburg in less than 5-7 minutes. Quick walk to the O-train and soon to be Confederation Line with direct access to downtown and South Keys. Sure there's no full grocery store within walking distance but that might change by the time it's built. I personally would love to live that close to transit and those 3 neighbourhoods!

The key word is "immediate".

Agree that once you pass all the crap around the building. you can get to the nicer places.

Houses being snapped up and area turning over quickly. Won't be terrible for long.

I was referring to the industrial/commercial buildings on the north east side.

City Centre is quickly becoming the epicentre of the west side's "cool kids" game. Art Is In, Gabba Hey, Orange Gallery, Beyond the Pale, etc.

Apparently this is the rendering. It's different, but not a fan of the colours or what looks like the materials for this design. But they're be stairs down to City Centre and retail along it. So, nice?

Kind of wish they would keep the walls for the old warehouse, but anyway. Not a horrible looking building, but I agree, they could work on the colours.

I'd rather they have kept the windows of the old building.

Well, ya. Walls and windows as part of the podium.

You guys should take a look at the pictures I put up on the City Centre thread. This neighbourhood is funky and awesome all of a sudden... I'd live there.
