Florida condo developer pays $11 million for site next to Piedmont Park

Kolter Urban, the Florida condo developer with an Atlanta satellite office, has closed on a 1.35-acre development site next to Piedmont Park at 250 14th St. NE for $11 million, according to a Fulton County property deed. Toll Brothers, the national homebuilder exiting the multifamily development business, was the seller.

Earlier this year, a Kolter executive told Atlanta Business Chronicle that the company was on the hunt for development sites in Midtown. So far, it has delivered projects in Buckhead — the Graydon Buckhead and The Dillon buildings, both of which were completed in the last four years.

A third Buckhead project is in the works at 102 West Paces Ferry Road, where condos could sell for as high as $6.5 million. Construction should start on that 20-story, 194-unit tower in 2026.

^Nice, hopefully that is built. The site has been awkwardly empty for too long. I think they cleared the site in 2021?

LOOP(https://loopatl.space/) is a new hub for creative and technological exchange powered by Goat Farm, launching in 2026.

Goat Farm(https://www.thegoatfarm.info/) is leading the first phase of the seven-acre Creative Quarter redevelopment. LOOP is expected to be operational and offering programming in time for the 2026 FIFA World Cup.

Taking over the former Randall Brothers Building at 665 Marietta Street, LOOP will activate the district surrounding Georgia Tech as both a physical and conceptual platform for creative interchange, connecting artists, innovators, students, and visitors in an ongoing dialogue.

Powered by Goat Farm, LOOP is a contemporary arts initiative serving as a place to test new ideas and foster experimentation. Anchored by a performance venue and artist studios, it will operate as a dynamic hub for contemporary art, performance, music, and design, fostering work that pushes boundaries and invites cross-disciplinary collaboration.
Anthony Harper, co-founder of the Goat Farm, expressed his enthusiasm for the initiative, highlighting the tangible value of blending analytical and creative disciplines:
“I’m energized by the ways Georgia Tech and Goat Farm are working alongside each other during this early stage. What impresses me most is that the university’s embrace of creativity isn’t abstract—it’s grounded in real-world feedback. About Goat Farm:
Goat Farm is a multi-disciplinary Cultural Center in West Midtown Atlanta. One of Atlanta’s largest centers for contemporary and experimental thought, practice, art and performance, its mission is to explore a more responsible approach to development and how property can be used to support art and culture via a self-sustaining built environment. Primarily exploring and supporting inventive and innovative works, Goat Farm is a laboratory where creative risk is nurtured and celebrated. “We were inspired by the die-cut profiles of traditional crown mouldings once manufactured in the building… We turned to a large-scale metallic curtain as a sculptural intervention... Free-flowing ripples and loops carve out new spaces, ready to host an evolving spectrum of arts and entertainment programming.”

Farther south, another new crane is up around the civic center site. Not sure exactly what it's for. I remember seeing the redevelopment plan, but I didn't realize any of it was under construction. Maybe it's this senior housing? Hard to keep track of these smaller projects.

A monument to urban decay maybe

Speaking of abandoned projects, is it safe to assume UrbA ATL is dead? (mixed use on the big lot near Ikea) They claimed the pause was intentional, but a year later, the parking structures are still sitting alone with exposed rebar rusting away. Reminds me of Streets of Buckhead in 2008.

^Yeah I assume that's dead. Also the Cousins development at 901 West Peachtree. That's been fenced off for ages. Hopefully someone else can take it over and build some residential there, because I think office development is dead for the time being. Oh also the proposed office building behind the Margaret Mitchell House, I don't see how that's not dead too.
Midtown Alliance's current development map still has 7 items listed as proposed, only 4 of which are mid/high rise: 680 Spring (student housing by the Varsity), 170 10th (fire station residential), Hub Spring (student housing on the Cheetah property) and the Lutheran towers expansion.

Yeah I don't expect to see spec office towers any time soon. Residential should pick up again though. Vacancy got a bit high recently, but only because of how much was added at once. Those new places are filling up fast. Demand is still there.

$20 million pledge to build and launch a new TGR Learning Lab in Atlanta
1442 Metropolitan Parkway SW

The highlight of the evening came via a $20 million pledge from Atlanta Falcons owner Arthur Blank and his foundation. With the money the TGR Foundation will build and launch a new TGR Learning Lab in Atlanta to provide students access to programs focused on science, technology, engineering, arts and math. The plan is to transform Capitol View Elementary School, not operational since 2013, into the learning facility. The plan is for it to open in late 2027.
