I know there has been talk about Simons taking on a downtown Vancouver space but I believe Oakridge is a better location. It's roughly equidistant from DT Vancouver and Richmond Center and far enough from Park Royal so as not to cannibalize sales from that location.

Eataly could be a huge draw for Oakridge Park too. They have a couple of options to choose from in Vancouver so I think it's going to boil down to what tenant mix exists where before they make any decisions.
There's zero chance Eataly is opening in Oakridge Park with a Time Out Market there.
