is Phase 2 more retail? Will it contain the common shops like H&M, Zara, Uniqlo, JD Sports, Roots etc,

Who knows what the retail mix will be but I doubt there's a huge list of luxury retailers that they can bring in. It's around 200K sq feet plus the space HBC isn't using.

Lots more balconies installed - at least the structural framing for them.
I wonder if they realized it would be so much work to install them.
I had the impression that they were prefab and would be fairly easy to install.

It seemed like the "balcony pods" arrived as a single component with all the glass installed. Maybe the plan was always to have that sit on top of that framing?

EDIT: I guess that wasn't the original plan if this is what the back end of the balcony pods looked like. Maybe the install time was so bad they decided to change the design?

do we know where the new Apple Store is going?

Also, don't some of these spaces seem small? like Aritzia/Hary Rosen with only 3,500 sq feet?

Those are the unit numbers and not square footage. Harry Rosen is 16,460 sq feet.

Seems like overkill, yet the columns seem skinny, compared to the space frames at Guildford.
Must be to get a column free space.
Looks like a heavy perimeter structure supported by columns holding up the skylights (which has massive I beams for the wide span).

I agree, a very stiff perimeter box to maximize the column spacing.
