This major expansion of the Hillsborough area has begun. Infrastructure has started with roads and water/sewage. With housing, townhouses, apartments, and a mentioned grocery outlet in the area.

I was in the Summerside area over the weekend, and had some impressions of it.

It's a nice little city that seems to be in a growing stage, on the verge of starting to shed some of its "Large town" roots but not quite ready to do it yet. It's similar to NB's smaller cities in that respect too. I hope its city council is forward looking enough to be thinking of what City-services will be needed in the relativly near future (like better defining the Core and Commercial areas, and maybe pencilling in some transit routes for a future transit solution).

PEI in general, I get its quaintness and small town feel. But on a provincial level, I would hope they're thinking more of their road network. A full 4-lane system would be massive overkill, and even a two lane controlled access might be a bit much.

But man, it would be nice if they could make their highways have a constant speed for more than 5km's!. I drove back and forth from Borden to Summerside a couple of times, just looking around; and I swear, the speed limit of the road was changing constantly; from 50 to 90 to 80 to 60 to 70 to 90 to 50 to 40 to....

I think the island would benefit from a core road (at least between Summerside and Charlottetown and to the Bridge) that can eventually be upgraded to full controlled access, and is a constant 80 or 90km/h along its full length.

Seems like there is something going on, given the Bridge to Charlottetown connection; so it's probably in the works. The traffic volume in November probably doesn't warrant it, but judging by the infrastructure up around Cavendish, I suspect it is a lot busier through the summer.

Ten storey at the bottom of Prince Street, going to Design Review Board. It’s called “The Forge” but they might as well call it “The Battison” because you know a certain someone will appeal this thing.

That looks like it could potentially be a great development in a fantastic location.

I approve of this enthusiastically. It's right next to the cruise terminal too, and would give cruise ship passengers a nice impression on disembarkation.

Remember this apartment building at the corner of Longworth and Victory. The owner put forward a proposal to the city to raise the building and put up a 25 unit. A neighbourhood and tenant NIMBY revolt manage to trash that idea, and I see now that the building is up for sale. Looks good on them, expect a huge rent increase!

Well, well, at least someone is getting the message. The NIMBY crowd and the city hall haven't thought of what I've been saying for years.

"....due to the central location of the project, many of our tenants will not have to need a car as they will be able to access most city amenities by walking, cycling, or use nearby public transit."

More people living downtown will help businesses, big time! I hope this, and the 85 unit, and the Haviland, are a good start in achieving this. Upwards is the only way to make this happen.

UPEI - early 1970's

This is not a 1980's photo, more like early 70's. The parking lots behind the football field and the north end, are not there and are seen in the government aerial photos of 11/74.

This photo really shows how much has changed. The sprawl has pretty well filled in the area north of Belvedere. Now it's all the way out to it's city limits, and it's not stopping!

If they argue that it will block their view, which is a stupid argument, why? Because most of the cruise ships, and sometimes two or three line up at the dock, are larger and higher than this building. But they won't complain about that but will complain about places for people to live.
This is a great opportunity to start building a new downtown, with locals, not tourists. I was downtown yesterday and noticed how quiet the Water St area was. How do businesses survive in the off season? 400 new people in the area will help.

And just like that, the city’s design review process (which has nothing to do with height) managed to presume the developers to draw up a new plan with less floors…by the time the city is finished ripping this plan apart we’ll be guaranteed that the land will remain a worthless parking lot for decades to come.
