There's a zoning app for 1840-1866 N Marcey St. I didn't know this street existed, it's adjacent to the Lincoln Yards site. The plan is for a 214 foot, 294 unit building and a 321 foot, 315 unit building.

Edit: the developer is Sterling Bay....

^ 609 total units. 360 parking spots. Ground floor commercial. Around the corner from Trader Joe's.

Also a half mile walk to the Armitage Brown Line stop and 0.6 mile walk to North/Clyburn Red Line stop.

I found the permits for this one. They're listed under 11 W. Elm.

Joe Zekas

Hey everyone, I just learned that Joe Zekas of YoChicago has passed away. I'm not sure if you knew him personally, but his photos popped up on SSP all the time.

His daughter posted on LinkedIn today about his passing.

We crossed paths a few times and I swear every time I was on a jobsite, Joe had just been on it days/weeks before me. He was everywhere around this city shooting photos for his real estate website.

Thanks, Nick. The news was posted earlier in the General Development thread.

One of the towers would be curved in a macaroni shape. Pretty rare in Chicago, I can only think of River City/Hilliard and 1150 Lake Shore Drive to use this shape before.

It's a shame they are being forced into this awful Fultonized faux-industrial design.

Rocky served as CEO until 2020 before becoming chairman. CEO went to Danny Wirtz in 2020. I’m sure the vision remains focused whomever serves on the board in the future

415 N Sangamon

Quote:
A property near the heart of the Fulton Market District is back on the market after an upstart developer's plan to buy it and build a $170 million, 17-story office building on the site fell through, according to a recent lawsuit over the scuttled deal.
Quote:
The dispute appears to kill a project that would have added another chunk of available office space to Fulton Market, the trendy former meatpacking corridor that has been a magnet for companies while many office buildings elsewhere in the city struggle with the rise of remote work. Cushman & Wakefield brokers Michael Marks and Evan Halkias are now marketing the Sangamon property for sale to other investors.

That's a shame. I kinda liked 415 Sangamon for its quirkiness.

That being said, the office sector is still hemorrhaging. There's a "flight to quality" for newer developments than can offer the best location, amenities, access to fresh air, etc., but generally the market is bad shape.

Honestly, any project on the docket that has any office component can probably be written off for the time being. The problem is isn't just that companies are ditching office space, but that even with larger companies, they are going to eventually downsize to a model of co-working where people come in and reserve space they need for the day. It's going to take years for the dust to settle on all of this. For the time being, seems like we still have some momentum on the residential/hotel side of things, especially when I see the recent news on 400 LSD.

River West is ready to pop, provided these projects can get financed and comply with the ARO.
