From Laura Dudas Page: The City of Ottawa has received a Site Plan Control application from the property owners of 500 Famille-Côté Avenue to construct a new two-tower residential building geared towards residents aged 50+. The proposal features one 14-storey tower, built as part of Phase 1, and a second 12-storey tower (Phase 2) connected by a 4-storey podium.
The application proposes 354 total apartment units and 400 parking spaces (379 indoor parking. 21 outdoor):
1️⃣ Phase 1 (226 units):
- 149 units 1-bedroom/ 1-bedroom+den
- 77 units 2-bedroom
- 256 indoor/outdoor parking spaces
2️⃣ Phase 2 (128 units):
- 47 units 1-bedroom/ 1-bedroom+den
- 81 units 2-bedroom/ 2-bedroom+den
- 144 indoor parking spaces (36 spots would be visitor)

EMD-BATIMO is proposing a new residential development featuring two towers of 12 and 14 storeys at 500 Av De La Famille-Cote in Orleans. Once completed, the project will offer 354 residential units, constructed in two phases: Phase 1: 216 units and Phase 2: 138 units.

379 underground and 21 surface parking spaces are available via a dedicated ramp from Bilberry Drive.

Decent little project. Good height for where it is. Hope this one is approved and built quickly. We really need a win on O-Train East developments.

Two-tower residential development proposed near future Place D’Orléans LRT station

A vacant lot near the future Place d’Orléans LRT station is being eyed for a new residential development that would feature two towers.

Quebec construction company EMD-Batimo has submitted an application to the city to redevelop a 0.89-hectare lot at 500 Famille-Côté Ave., which is in a low-rise suburban neighbourhood north of Highway 174 and the Place D’Orléans Shopping Centre.

The application proposes two “dynamic” towers of 12 and 14 storeys, with a four-storey podium and a total of 354 residential units, according to a design brief for the project.

The design features a central courtyard, as well as a semi-private rooftop terrace on the podium for residents. Also included is a three-storey underground parking lot with access from Bilberry Drive and a small surface parking lot for a total of 400 parking spaces on site.

The site is located 400 metres from the Transitway station, which will become an LRT station during the eastward expansion of the O-Train into the Orleans area.

The design brief added that the addition of new housing units to the area would “(contribute) to the ongoing revitalization and urban densification around Place d’Orléans Station.”

Orleans has seen a flurry of interest from developers for residential projects.

Toronto-based investor Forum Asset Management recently proposed a development east of Place d’Orléans Shopping Centre that would feature four mixed-used towers from 30 to 40 storeys, a nine-storey midrise residential building and a new community centre. In total, that project would see more than 1,500 new residential units added to the area.

Theberge Homes has also made a multi-tower proposal, with an application to build four towers of 24 to 32 stories that would create more than 1,200 units. The lot for that project is located on the corner of Tweddle Road and Jeanne D’Arc Boulevard near the Ottawa River.

And Petrie’s Landing, a four-tower development on Jeanne D’Arc Boulevard by Brigil, is currently under construction and set to open this summer. Nearby, a recent commercial development added a pharmacy, dental clinic and restaurants to the area.
