For the record, this is the opposite end of the block where the state has issued an rfp for a large housing development. I wonder if Extell is expected to get it.

There is so much crap in this area that should be redeveloped. The state should make a park there too even though DeWitt Clinton is close by.

According to the developers’ filings, the partnership behind the project — Clinton PB Associates LLC, a joint venture of Extell Development and Princeton Real Estate Partners — intends to demolish the row of vacant buildings on the block and replace them with a 175,000-square-foot, 3,000-seat, purpose-built arena for Voyage. They propose a 30-year lease with the show’s US operator, Isagel LLC, and an anticipated opening in 2028. Over recent weeks, construction sheds have been erected around the site.

The incentive package presented to NYCIDA includes an 18-year building tax exemption valued at roughly $47.5 million and an additional $2.2 million land tax abatement, according to the cost/benefit analysis in the application materials submitted by the developers. In total, the relief approaches $50 million in foregone city taxes. The project’s overall budget is listed at $511.7 million, including a $39 million tenant contribution toward the venue’s buildout.

The developers and EDC argued that the incentives were essential to “recruit a European-based tenant to New York City, instead of Las Vegas.” The venue, mirroring the custom-built London arena, would deliver a “technology-driven concert experience” with extensive front- and back-of-house facilities and an underground parking garage.

If realized, the project would replace a 60,250-square-foot assemblage on 11th Avenue between W45th and 46th Streets — a site that has sat largely empty for more than a decade. Demolition is expected to begin in 2026, with occupancy slated for 2028.

Now, New York City is wooing a third glitzy outpost of the ABBA-verse with a hefty tax break package to developers connected with ABBA Voyage, a popular London show looking to launch an American production.

Promoters of the venture say it will bring a $500 million construction project to the Far West Side of Manhattan, drawing fans to an unglamorous stretch of 11th Avenue.

The idea of bringing a similar spectacle to the United States has been in the ether for several years. But it moved one step closer to reality last week when the New York City Industrial Development Agency approved an 18-year package of tax incentives worth $49.7 million to the developers.

The city’s Economic Development Corporation said in a statement on Wednesday that the deal was nearly complete and “the next step would be to execute deal documents.” The agency said that the opening of the show and the redevelopment required to do it “would support tourism, create jobs and drive economic returns for New York City.”

The package approved last week would support the acquisition of land on 11th Avenue and the construction of a 174,842-square-foot concert venue there that is expected to be finished in 2028. The venue will have enough space for 3,000 people, the E.D.C. added.

Daniel Clark, the agency’s director of business development, told the board at a meeting last Tuesday that tax breaks were the city’s only hope to lure the production to New York instead of Las Vegas.

If the deal were to go through, the planned venue would replace a row of disused buildings in Hell’s Kitchen, including what appeared to have once been a towing company, a hardware and lumber store, and an empty restaurant. The land is next to a major tourist attraction, the Intrepid Museum, and a roughly 15-minute walk to Times Square.

“Despite its Midtown Manhattan location, the land has been languishing for decades,” Sophie King, an assistant vice president at the Economic Development Corporation, told the board at the meeting. She described the buildings as “all currently vacant and in disrepair.”

Not everything is for everybody, but this is a big tourists attraction. Leave to Excell to think out of the box. It’s why they have so many pieces moving at once. And a 30-year deal for this no small feat. I’m looking forward to seeing what the New York attraction would look like, and how it ties in to other development. Will keep an eye on it.

According to that report, the DOB has not yet issued demolition permits for the targeted sites, so the effort is still in the early procedural stages.

Public records and permitting data reviewed by PincusCo show the applications were submitted with Extell executive David Rothstein listed as the contact. The cluster of full-demolition filings amounts to roughly 14 jobs spread over seven tax lots and covers about 100,000 square feet of existing building area.

A developer is demolishing half a block on 11th Avenue — to build a giant ABBA theater

The London-based attraction that is slated to occupy half a city block in Midtown West will reportedly open in 2028.

The West Side stretch once hosted the former nightclub Pacha, as well as a Metropolitan Lumber location, a Daisy May’s and the Penthouse Executive Club.

If all goes according to plan, a 175,000-square-foot concert venue with a 3,000-person capacity will take its place so all of New Yorkers can bop along to “Dancing Queen.”

News of the plans broke in November, when W42ST reported that the New York City Industrial Development Agency (NYCIDA) had quietly approved a $50 million package of city tax incentives to support the land acquisition and build.

Representatives from the city’s Economic Development Corporation (EDC) pitched the $500 million project as “a technology-driven concert featuring digital avatars of the four ABBA members alongside a live band,” expected to draw 900,000 concertgoers annually.

Considering the virtual concert experience is already a hit in London, where it hosts seven shows a week and has reportedly sold 3.5 million tickets since opening in 2022, New York City will greatly benefit from this head-scratching project, as it’s projected to create 120 permanent jobs and generate over $156 million in new city tax revenue over 18 years.

The 100-minute performance was developed by the four Eurovision legends themselves, Curbed reported. The members, now in their 70s, apparently spent several weeks grooving in motion-capture suits to create the concert’s lifelike visuals.

Luring ABBA Voyage to the Big Apple has been a two-and-a-half-year endeavor, according to the EDC reps, citing fierce competition with Las Vegas, which was also keen on hosting it.
