What happened to Guerilla Development?

They had a lot of interesting projects cooking between 2019-2022, but it appears practically all of their projects have stalled for some time, including:

- Puzzle Box - A NE Portland 1-story reno that's sat on issued permits since early 2023.
- Great Scott Trio - New 4-story on Burnside that included an arcade over the sidewalk, been "under review" for 4+ years.
- Unicorn Bed Apartments - a 3-story, 13-unit development focused on housing for single moms, sat in Approved for 3+ years.
- C-Channel Lofts - They say it was complete in 2023, but there's no proof the project is actually complete, sitting nearly complete for years
- Atomic Orchard - A 5-story project on Sandy that took 3 years to get a permit approved, and has been under construction since 2022, still not done.
- Tree Farm - Completed office building off SE MLK/Grand that was recently reported to go to auction being mostly empty.

Is this a situation where business incompetence is to be blamed? Bad luck? I see these cottage clusters, 3-story 19-unit buildings, even larger apartment buildings still moving forward, but I don't get how something like the Unicorn Bed Apartments, a 13-unit 3-story, sits in approved for over 3 years, while these other "Dez Development" buildings are popping up with ease.

I'm really asking because I watched Kevin Cav's ted talk, and found his ideas really intriguing at the time. It appears, and I could be wrong, factors like the existing market, covid, etc. essentially halted their business model, leaving all their projects stalled or creeping at snails pace at best.

They have been working on the Atomic Orchard building recently.

I haven't seen Kevin in a while, but I can always ask him the next time I do see him.

Almost exactly a year ago, City Cast Portland aired an episode with the title "Why It’s a Great Time To Invest in Portland — From a Developer Who’s Going Bankrupt". That probably tells you as much as you need to know, but my memory is that Guerrilla was really hurt by the timing of some office buildings (including Tree Farm) being completed during/immediately after the pandemic.
