Subdivision Planning and Construction Updates

While looking through older threads, I noticed that threads about new subdivisions tend to get very few posts and views, especially if it's just single family homes. Usually the ones that include higher-density blocks (such as apartment buildings) get way more views.

So, I was thinking that general subdivision planning/construction updates could go here, while apartment buildings continue to get their own threads as usual.... we usually see what kind of apartment buildings will be built by the site-plan stage, which comes after subdivision and zoning approval

Plus with the upcoming expansion of the urban growth boundary, I suspect we'll see lots of subdivision applications within the next few years.

I will try to find all the subdivision applications from the past year.

3095 Bostwick Road (Talbot Village - Phase 8)

A subdivision application was filed earlier this year by Southside for Phase 8 of the Talbot Village subdivision... this phase is south of Southdale and west of Bostwick.

This phase includes:
  • 74 single detached dwellings,
  • 38 townhouse dwelling units,
  • one (1) open space block, and
  • to be served by an extension of two (2) public streets (Raleigh Boulevard, and Jack England Drive) and two (2) new public streets.

3095 Bostwick Road (Talbot Village - Phase 9)

Southside also filed a subdivision application for Phase 9 of the Talbot Village subdivision recently as well... this phase is closer to the Southdale and Bostwick corner

This phase includes:
  • twenty (20) single-detached lots;
  • one (1) school block and medium density residential block;
  • one (1) SWM block;
  • all served by extension of two (2) streets, Barbara Avenue and Jack England Drive.

6309 Pack Road

Southside also recently filed a subdivision application for a large block of land on the south side of Pack Road between Colonel Talbot and Bostwick.

This subdivision includes:
  • 210 detached dwelling lots;
  • 47 multiple-attached dwellings;
  • 1 medium density block;
  • 4 high density blocks;
  • 1 park block;
  • 2 open space blocks;
  • 6 new streets

Southside is seeking a maximum height of 16 stories for the high-density blocks.

UPDATE: The subdivision was approved by Council following the recommendation of city planning staff. The only revision is that 16-storeys is limited to just one of the blocks (I believe the N/E one), while the other blocks will allow 9 to 12 stories. 3680-3700 Colonel Talbot Road

York Developments recently submitted a subdivision application for a large block of land on the east side of Colonel Talbot Road, south of Pack Road. This is to the north of their Magnolia Fields subdivision.

The subdivision consists "of single detached dwellings, cluster townhouses, street townhouses, low-rise apartments, mid to high-rise apartments, parkland, open space, and future development lands, served by an extension of Campbell Street North and six (6) public streets."

1782 Kilally Road (Edgevalley - Phase 2)

Drewlo has submitted a planning application for the second phase of their Edgevalley subdivision, which basically covers the entire north side of Kilally between Edgevalley/Webster and Sandford St.

The subdivision is proposed to have 225 single detached dwellings and 3 large medium density residential blocks fronting Kilally.

Examples of what we may see in the medium density blocks are "3-storey back-to-back townhouse units or 4-storey stacked units; and low-rise apartment buildings to range in height from 4-storeys to 6-storeys".

Fairmont Public School & Bob Hayward YMCA Lands Redevelopment

You may recall when Fairmont Public School on Hamilton Road (between Highbury and Gore) shut down a few years ago, the City of London purchased the lands. Not too long after, the Bob Hayward YMCA branch, which is adjacent to the school, also shut down and it appears that the City also purchased that property (though I'm not 100% certain on that).

The city is proposing a new subdivision on these lands with a park and a new road.

I found this from on the ward councillor's Facebook page (Hadleigh McAlister). Note that this is just a concept plan: "the scale of the development will be refined over time based on community and technical needs and input. You can see the current concept design for the site below. Residents will receive future notice informing them of a formal re-zoning application for lands in the coming months"

The current concept plan has two low-rise apartment blocks, two mid-rise apartment blocks, two townhouse blocks, and a park block.

Sifton has revised their zoning application for the SW corner of Clarke and Kilally to allow for 10 and 12 story residential buildings fronting Clarke Rd.

Future tenants of these 10 and 12 story buildings will have an interesting view of Fanshawe Dam and Lake

A 16 unit single detached condo unit proposal at 1150 Meadowlark Ridge.

Appears to be Rembrandt Homes as the developer.

There was a update to the subdivision plan zoning application by Amiraco Properties Inc for a subdivision called 'Westwinds,’ situated at 3563 Bostwick Road.

CTV piece on some local nimbys who are against Southside's plans for mid rise apartments along Pack Rd. The usual complaints about being too dense, too much traffic, too much noise etc etc.

I would hope the city moves much quicker to connect Pack Rd to Bradley and rename Pack Rd to Bradley Ave all the way out to Homewood Lane prior to any of these new residential properties are built with Pack Rd addresses. But that would require vision and planning on the City's part.

In this case I am happy that the NIMBYs are complaining. First of all the city's plan does not allow for buildings that are this tall. Second of all is that this development is a dog's breakfast compare to what others are proposing in the city. It's just a bunch of buildings dropped onto greenspace without any thought for those who will live there. Not only are the buildings ugly, but there is no thought to creating common space outdoors like West 5 (and others) have been building. Watch the video to see what I am talking about.

Vito, the developer and owner of Southside, obviously has no regard for building smart developments. He was also in a standoff with the city for a property/building he owned on King Street. There are plenty of other large developments happening in the city with developers who seem to care about what they are building. If this gets turned down, that's ok by me.

Letter to PEC from Sifton who want the application paused until further discussion with Southside can be completed on stormwater management that will affect their Hudson subdivision immediately to the south.

PEC approves zoning 4-1 for the Southside plan for 6309 Pack Rd subdivision plan. Up next full council vote which will likely have a long list of holding provisions attached.

Auburn is proposing a medium density subdivision on the north side of Commissioners Rd East between Jackson Road and Hamilton/Old Victoria Road.

This is technically a subdivision application... however, the blocks on their plan are all medium density (no low density) and could be in the form of apartment buildings, stacked townhouses, and/or regular townhouses.

Their current concept plan has hundreds of townhouse units.... however, things could change by the site-plan process.

3514 Bostwick Road, 1875 Wharncliffe Road South, and 3341 Wonderland Road South

York Developments is proposing another subdivision in southwest London. This will be between Bostwick Road and all the commercial development on the west side of Wonderland Road.

The Bradley Ave extension between Wonderland and Bostwick is a part of this subdivision plan as well.

This subdivision plan includes:
  • Two (2) high density residential blocks
  • Fifteen (15) medium density residential blocks
  • Twelve (12) street townhouse blocks
  • Sixteen (16) low density residential blocks
  • Two (2) mixed use blocks
  • Nine (9) walkway blocks
  • Six (6) open space blocks
  • Four (4) stormwater management blocks
  • Three (3) park blocks
  • Served by extensions to Bradley Avenue, Kilbourne Road, and ‘Street A’, and Eight (8) new neighbourhood streets
