[Dartmouth] The Beechwood (171 Pleasant) | 27 M | 9 FL | Completed

Building permit submitted this week for a project I've never heard of;

[DARTMOUTH] 171 PLEASANT STREET | 9 FLOORS | 137 UNITS | $22.5 M

It states else where this is 8 floors which makes more sense with 'Corridor' zoning. This would indicate 1 floor of underground parking.

Google Streetview from 5 months ago shows an overgrown parking lot as the current use.

Does anyone have any information on this project?

I think this is the old Salvation Army church site but am not sure .

I think this is J2K's (Kanellakos) next project. If I'm right they will have shovels in the ground soon as their project on Bedford Highway gets close to topping out.

According to a post on Facebook site prep might be starting for 171 PLEASANT STREET.

Construction Management Plan has been submitted for this project. The report includes a basic rendering and ground floor site plan.

"Primo Properties Ltd. is proposing to redevelop their consolidated lands located on Pleasant Street, Dartmouth. The consolidated lot formerly housed a community church at civic 171 Pleasant Street (PID 00240192). The former church building was previously demolished in preparation for this development. The planned development will include a new 137-unit 8 level residential building with a mixture of 2 level townhouses and single level apartments with barrier free units, a rooftop penthouse and outdoor amenity space with 1 level of underground parking and 2 upper parking levels accessed on the main level from Pleasant Street."

Great spot quite near some growing areas of Dartmouth (Woodside/Downtown). Nice connection to the local trail, and some portions of this building should have a nice view given this is up the hill.

Signage on site does confirm this is a J2K Properties project. There is also a colour rendering;

They seem to make decent buildings with mostly happy tenants, from what I can tell.

There is a rumour on Facebook that this is the apartment building that DND has purchased for military housing. The unit count lines up with the press release and despite the building being nearly complete there has been no advertising for leasing. I think there is some merit to the idea especially since DND also announced a large investment to Shearwater which is "down the road" from this building.

Yes, AllNS had a story this week that DND is buying this building, so the rumours would appear to be true.
