952 Southdale Road West - retail plaza (Under Construction)

Westdell is proposed a development for the NE corner of Southdale and Colonel Talbot Rd. Retail and Commercial including a grocery store plus 4 stacked townhouse buildings with 54 units on the north side of the property.
There is a Nofrills and Shoppers and Tim Hortons already on the SE corner so will be interesting to see who the tenants might be. Of note the intersection is shown as a future proposed roundabout. Hopefully our inept City Hall Planners are not stopping the widening of Southdale to 5 lanes with this roundabout idea. The traffic on Southdale is already beyond 2 lane capacity now on this stretch and only going to get much worst.

Excuse me while I don't hold my breath. I think this plan has been around since the No Frills was being built across the road. They seem to have a lot of proposals on the go, and not a ton of building happening.

The roundabout isn't a new idea either, there is probably reference to it on this site from over 3 or 4 years ago as well.

According to the environmental assessment page, it does look like they are going ahead with the roundabout and the widening.

The roundabout is set to be constructed in 2024, and Southdale will be widened from Pine Valley to Bostwick next year, and from Bostwick to Colonel Talbot in 2031 (seems so far away, lol).

Seriously hope this timeline gets expedited. The road is already beyond capacity, and what is the point of widening less than 1KM of road? Certainly understand the need with Bostwick getting redone but it would not be much added effort while torn up to continue towards Colonel Talbot where much of the stretch is mostly unoccupied.

Someone posted a picture of the planning application signage on the property in a local Facebook group today, and the owner of the little dilapidated roadside "Greenland" market said "we aren't selling". I know the Green family owns land right in that area, but I don't know if they own any of the land this development is being proposed for. I see on the city link that the northern boundary of the project is south of their market and their residence is north of that and I honestly don't recall the subject land ever looking like it's being used to grow crops anyway.

I was gunna say, is there really a need for another grocery store? & Also It would be nice but they can't even do Bradley Avenue right, its dealing with the same issue and needs a rewidening fast, as well as Commissioners Road, as you have that massive Summerside subdivision that never seems to stop building. Plus down the road you have the factories, which I believe they are building another one and they have more room for factories/subdivisions. Also the other Sifton subdivision on Commissioners named after their daughter, who played soccer for my dad lol. Both these roads constantly packed with traffic and need expansions.

The stacking space justification study, which is posted on the application page, reveals that the coffee shop (as labelled on the site plan) will be a Starbucks.

Seems like a good spot for a Starbucks to me. Wonderland at both Southdale and Commissioners are the only other 2 in that whole corner of the city. As for the stacking study, while the drive thru lane itself has room for 8, it's also in a parking lot, and I think given it's location, that most of the traffic at the busy time would be coming from Byron, so entering the parking lot from Colonel Talbot rather than Southdale. So if the drive thru lane overflowed, it would be easy for that parking lot to contain it, rather than backing up onto a street like you see at several Timmy's. And as the report also says, Starbucks don't tend to line up like a Timmy's or McDonalds.

City planning staff recommends that council should approve the zoning change. Goes to planning committee on November 28th.

Various building permits have been filed within the last couple weeks for the retail component

I just edited my previous post with an updated site plan. Looks like the two smaller buildings on the south side are fully leased out.

They have built a precast stone retaining wall along the east side of the lot as part of the site prep grading.
