979 Wellington St | 43.5m | 12f | Demolition

The Subject Site is located at 979 Wellington Street West in Hintonburg. The Subject Site is a through lot located at the corner of Wellington Street West and Garland Street, with through frontage on Armstrong Street.

The proposed development is a nine-storey mixed-use building containing street-oriented residential units and retail uses at grade, and residential uses above. The proposed development is 30.6 metres in height. 35 stacked parking stalls will be located below grade, accessed off of Armstrong Street. Stacked parking is a parking configuration in which a parking space is located above or below another parking space, and is accessed by means of an elevating device. Commercial units are proposed at grade, with access located on Wellington Street West and Armstrong Street. Three (3) residential units are located at grade with direct access to Garland Street. 54 residential units are proposed on floors 2 to 9. The residential lobby will be located at grade with a separate access from Wellington Street West.

street-level units fronting Garland would not see very much light; know any buyers looking for a "dark alley feel"?

I wonder how the stacked parking will work for such a small building? Will there be an attendant on-site at all times to operate the stacking platforms?

I would presume it will be automated.

Great to see. I've worked in that area for over 15 years, a couple of things:

1. the LCBO is across the street. On their delivery schedule, a huge truck is usually parked their to stock the store.
2. Second, in that same building, there is a loading bay, and you will see a variety of trucks trying to backup into that bay. That street is always lined with trucks during the week.
3. I would be concerned about the mechanic shop behind and current building. Who knows if that land is contaminated, and if the contamination has spread to the location.

Other than those issues that can easily fixed, I think it will it be great addition to the area, hope the NIMBYs don't reject this one.

It's a great looking proposal, but those renderings leave room for Andazification, or TheSlaterPenthouseFrameBaitandSwitchization

Design panel flags size at another Wellington West 'gateway' condo

No one mentioned the “element of wow” at a design review Thursday, but a panel of architects is worried about the proposed look of a nine-storey building planned for a gateway property at one end of Wellington Street West.

A few years ago, the city was trying to figure out what’s suitable for a gateway property when it considered a proposal for a 12-storey luxury condo building at Wellington Street West and Island Park Drive. The debate over height and design eventually forced the Ontario Municipal Board to weigh in.

Now, an application for a nine-storey residential and commercial building at the other end of Wellington Street West has design experts worried there would be too much going on for a small property.

Council could be in for another height-and-design fracas on Welly West.

The urban design review panel of external architects, which met Thursday at City Hall, is worried a plan for 979 Wellington St. West, where Somerset Street ends, would dominate the skyline in that area.

It’s not an intersection like Island Park Drive requiring landmark architecture, but it’s equally considered a gateway to the commercial stretch.

The building would be nine storeys along Wellington Street West and step down to six storeys along Armstrong Street. The plan calls for 54 residential units, street-level commercial spaces and an underground parking elevator servicing 35 stacked parking spots.

The Wellington West community design plan puts the height limit at six storeys.

However, the community design plan calls for the city to consider developments taller than six storeys at key gateways if there’s a community benefit.

In this case, the development team is already contemplating a community contribution, possibly involving Somerset Square across the street, in exchange for more height.

The firm Chmiel Architects has used as inspiration Hintonburg’s history in designing the building. It’s what Richard Chmiel described to the panel as an “industrial aesthetic.” There would also be a green roof with small trees and space around the stepped-back building for more greenery.

The panel of architects who are independent from the city but part of a formal design review process is uneasy about the size.

Emmanuelle van Rutten expressed concern about a precedent being set for building heights in the area. This building would be 10-11 storeys with the mechanical penthouse and the east-facing blank wall is “unfortunate,” she said.

James Parakh said the building design is “overreaching” and asked the developers to refer to the community design plan for an appropriate scale.

John Stewart expressed concerns about landscaping, but he liked the design concept of a “building as sculpture.”

There’s now a chance to massage the design before the full development application goes to planing committee and council for approval at a future date.

According to the Kitchissippi Ward Website, there will be a second open house for this project; the developer will be discussing the latest changes to the site and soliciting feedback. Latest updates are:

1) Increased step-backs towards the rear of the building, accomplished by removing 2 units, which creates a 45degree angle from the 4th storey to the 9th storey.

2) The metal frame which was previously jutting out of the building on the front, has been pulled back and incorporated into the facade of the building.

3) Additional, complimentary metal framework was applied to the east-facing wall.

4) The patio niche’s for the ground for units have been eliminated, to mitigate building shadowing along Garland St.

The current building on the site was recently redone, I'm surprised it's possibly up for demo. The new building looks alright, I like the angled beams, but so often these details are used for bait & switch. We shall see!

The design isn't bad but it looks too big in the top rendering, heading west on Wellington West.

I don't mind it but it is such a narrow strip of land it seems a bit top heavy, even with it being tapered back. I wish they could buy more of the block to give them more land to work with (even if only 969 Wellington plus the two houses on Armstrong, the later of which, being due north, will quite literally be in the shadow of the building, especially in the winter).

You have to love how the projections are done with the sun in different positions in the sky (based on the direction of the shadows): the first the sun in the south-west, the second the sun is in the south-east, and the third the sun is almost due east.

I'm confused. I count 9 storeys on the building at 959 Wellington St W and 16 storeys at nearby 52 Bayswater.
