Either one of the designs is good. I have nothing against the so-called "faux historic" - what's faux about it, by the way...? But this new design is good too.

The "faux" aspect would be that it's not an actual historic building but designed to look like one. I'm not inherently against architects doing this, but I find it's generally done without the attention to detail that historic buildings have - like this building in the glebe with cheap looking precast concrete sections and sheet metal cornices.

The one thing i dont like about this project is the number of parking space. 28-unit, mid-rise apartment building with two levels of underground parking, containing approximately 49 parking spaces. Thats almost 2 parking space per unit while being 2min away from a future LRT station.

I tend to agree. If you look at 4.2.1. PARKING SUPPLY in TIA Addendum 1 (pg. 11), it says the minimum parking required is 8 base plus 2 visitor and the maximum is 49, so they have included the maximum number of parking spaces. Given that it is a Condo (thus a ownership of a parking space is likely included with each unit), I think 28 base and maybe 4 visitor (for a total of 32) parking spaces would be more appropriate.

The question is if they could squeeze that many parking spaces in only 1 level of underground parking (there doesn't appear to be any surface parking, which is a good thing)? If they need to dig a second underground level anyway...

I'm liking this new proposal. Nice and modern. Better scale than the last proposal, which wasn't terrible, but overall basic in its design. The red brick also have made the building more imposing.

Downside is that this new proposal doesn't seem to have any retail.

I don't see that as a downside for this development. Its close proximity to Richmond Rd means it doesn't need any retail space of its own to significantly improve its walkability, and given that there aren't any plans for other retail on this block of Roosevelt (the proposed redevelopment of the Tubman's across the street plans to only have retail on Richmond), there isn't anything to help draw foot traffic away from Richmond.

That's a good point. Between Richmond and Churchill a few blocks over, the area has plenty of retail.

I like the way the sidewalk is setback from the road a bit, giving some space to pile up the snow in the winter. The Tubman development across the street doesn't seem to do this unfortunately, likely because it is an existing sidewalk.

Very nice project but price point may be high - crossing fingers

This is a beautiful project . However, I’m afraid that the lack of one bedroom units may make it unaffordable for a lot of people. Registration form starts at $1 million then other options are $2 million and $3 million +. That being said, I’d love to see this project succeed.

The developer appears to be new to the Ottawa market and they are plan on undertaking the development project at 979 Wellington West (283 rental units) and the project on Montreal Road by the Cummings bridge (1000 rental units). I don’t know who will build on the site of the Whispers restaurant but it will also be a high end condo development.

Looks like the minimum okay standard for this location.
Needs a common amenity rooftop terrace reals bad though.

Agreed, a roof top terrace would be great.

Hoping this is just a very poor rendering and what we saw before will be closer to the final product.

This project seems to be delayed. They tore the houses down 8 months ago and there's been no activity since. The pre-construction meeting last November said they were aiming for a spring start.

Project is being marketed as a condominium. No sales no construction I guess. Website is also pending.
