The new tower is just...gross... Maybe they saved some dough and skipped the architect all together, just had the GC slap it together out of spare charcoal and beige bricks.

Gatineau councillor concerned about crumbling masonry on E.B. Eddy heritage building
Building is a 'strong symbol' of the region and needs repairs, councillor says

Deteriorating masonry on the E.B. Eddy heritage building in Gatineau, Que., forced the city to close part of a nearby bike path, a local councillor says.

According to Hull-Wright Coun. Steve Moran, the city inspected the site on Friday. Moran called the situation worrisome, as he believes the building is a "strong symbol of the Outaouais region."

"When we have a building like that, we hope that it will be renovated, repaired and occupied," he said in French. "That's the most important thing for showcasing heritage buildings ... that's what guarantees their future."

According to Moran, the city is working with the building owner's engineers to determine an action plan and decide on necessary work for the short and medium term.

The timeline for the work is not yet clear, and the Voyageurs Pathway alongside the building will remain closed for an indeterminate period.

Built in the late 19th century, the E.B. Eddy building is now owned by Windmill Developments, a Canadian real estate company that, along with Dream Unlimited Corp., is behind the Zibi development project.

Michel Prévost, president of the Société d'histoire de l'Outaouais, called it one of the most important industrial heritage buildings in Gatineau's Hull sector — and even the wider National Capital Region.

The building was first recognized as a heritage property in 2001 and later classified as such in 2012. Prévost noted that such a classification is the highest heritage designation the province can give.

The building was previously used for the production of matches as well as pulp and paper, but Prévost now worries it isn't being maintained.

"Since the recognition and the classification, there has been no investment in this building," he said in French. "And already in 1998 we found that some of the stone walls were fragile."

He's not surprised by the current state of the building, and worries that some walls could be threatened by collapse.

"When the new owners bought it in 2013, their first objective was to restore the heritage building," he said. "Here, what we're seeing is the construction of new towers that are going up everywhere on both sides of the river, but it's really sad to see how nothing is moving on the heritage buildings."

When reached for comment, Windmill Developments said Zibi is working on concept plans for the E.B. Eddy building and will work on its approach in consultation with the Quebec Ministry of Culture.

Wait, I thought Windmill sold their entire shares to Dream, and that now the off-shoot of Windmill, Theia Partners, were acting as consultants.

To be fare, they did restore two buildings on the Gatineau side early on and have integrated some features of older buildings on the Ottawa side. So "nothing" is far from accurate. But sure, maybe they should have moved faster on this one and the Board Mill since they are the ones that need the most attention.

Awesome shots. Interesting how much taller they've gone compared to original proposals, I wonder what the new tallest in Zibi will be, and how far they'll try go and push for it.

I'm starting to be disappointed with this project. Once again, far better than the average projects in Ottawa-Gatineau, but significantly dumbed down from what was promised. The Gatineau side in particular is massively disappointing. And how does a One Planet community have no green roofs?

Huh interesting choice if so. Not very practical for that use. I'll fly check it out today.

Assuming that's for a restaurant patio. Maybe they have a tenant?

Wasn't in the renderings though.

The Gatineau side, in my opinion, has become one of the ugliest agglomeration of buildings in the city from any era. It's just a CharcBeige clusterfuck of right angles.

I went and had a look, seems to just be a wooden platform for the workers to walk on, definetly not finishing material

Thanks for the update! i thought it was a weird choice and would make little sense to have a wooden boardwalk there.

Not sure if this was the case last year or previous years, but I just noticed that Bluesfest will be using Albert Island for its volunteer village. It looks like the new-ish bridge behind the war museum to the island will be exclusively for volunteer access to the site. I find it cool that we are seeing more and more practical uses for land that used to be purely industrial before sitting contaminated and abandoned for decades.

Ottawa Zibi continues to grow: Two new res towers to lease up
Common Zibi will feature traditional apartment rentals and furnished co-living suites

Dream Unlimited (DRM-T) and Dream Impact Trust (MPCT.UN-T) are set to launch leasing for the latest multiresidential tower at their 34-acre Zibi development in the cities of Ottawa and Gatineau.

The Aalto II tower has been under construction since August of 2021 and occupancy will begin this fall.

Rising 11 storeys and located on the Gatineau portion of the site, the 148-unit Aalto II is a companion to the Aalto I tower which is complete and has only a few two-bedroom units remaining for leasing. Aalto I contains 162 apartments and stands 15 storeys at the corner of Eddy Street and Rue Jos Montferrand.

It is one of two buildings at the site scheduled to begin leasing in the coming weeks and months.

“We know the National Capital Region, like all of Canada, is suffering from a severe housing shortage, especially in the rental market,” Justin Robitaille, vice-president of development at Dream, said in the announcement. “Aalto II is a response to that, and we look forward to unveiling some more innovative housing options at Zibi later this fall.”

The “more innovative housing” project he’s referring to is Common Zibi, a co-living rental building which is also under construction. It will be operated by New York-based Common Living, and is its first Canadian project.

Both leasing and occupancy are to begin later this year for the over 200 units in the 24-storey tower, which also includes traditional apartment rentals in addition to the furnished co-living suites.

Aalto II and the Zibi development site

Aalto II contains a mix of studios, one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den suites. Rents start from $1,425.

Like all the residents and users of the site, its tenants will have access to eight acres of parks and public spaces at Zibi. It also boasts good connections to amenities and transportation in both cities, with a Walk Score of 71, Bike Score of 93 and Transit Score of 80.

Leasing will be introduced July 15 during an event at Zibi House on the site.

"Rising interest rates have certainly cooled sales volume and demand. Despite this decline, housing prices remain relatively high and affordability continues to be a concern," Robitaille told RENX in an email exchange. "The National Capital Region is however seeing strong population growth, fuelled by both international and interprovincial migration, and more job creation and employment opportunities for the young workforce.

"These strong economic and demographic fundamental conditions are supporting and driving rental demand.”

Aalto II will be the fourth residential building to open at Zibi, which also currently includes the mid-rise O and Kanaal condo buildings with a total of 141 units. Both are fully sold-out.

An eight-storey, 158,000-square-foot office building is leased to the federal government, and co-working/flex space firm Spaces has leased space in two other office/commercial buildings on the site.

At full buildout in approximately eight to 10 years, Zibi is to accommodate more than 5,000 residents and 6,000 workers in over a million square feet of commercial space. Although no updated figure is available, the development was estimated at $1.5 billion in value in 2018.

It is being developed as one of the most sustainable communities in the world, and the first One Planet Living-endorsed development in Canada. One Planet Living is a global framework developed by Bioregional and the World Wildlife Fund.

Zibi’s district energy system, which will ultimately provide heating and cooling for all of the planned four million square feet of development, is already In operation. It employs waste heat from the nearby Kruger Products’ Gatineau plant, and cool water from the Ottawa River.
