Haha looks like Atlas beat me to it on here. I'm so excited by this project!!! This is why I think we should continue expanding the D-1 Zone southwards and westwards. It provides developers with the freedom they need to create better designs with (obviously) much larger and nicer buildings.

The buildout of the city is starting to come along nicely!

This will be a very prominent tower for the City. It will definitely stand out in the skyline, especially when looking at the skyline from both the East and Western viewpoints.

I do think that this tower would stand alone for a very long time. Even with a Patrinely Phase 2, it is still slated as 10 stories, vastly shorter than this residential tower. It may help encourage redevelopment of the Motel 6 (NE Corner 2nd West 6th South). That site is D-1 already. Outside of these 2 lots, it would take a lot of redevelopment to fill the skyline gap (4th South to 6th South).

Colmena unveils another mixed-use project on State Street

https://buildingsaltlake.com/colmena-unv...on-state-street&ct=t(RSS_EMAIL_CAMPAIGN)

...The mixed-use apartment project at 1435 S. State provides a look at the future of the corridor, as the city flirts with widespread rezoning along the road and the county recently ended a years long standoff with the city to create a new State Street Community Reinvestment Area...

Love to see it. I've seen about six tower designs out of this group over the years. None have been built. Not trying to be negative because is a really handsome tower and site design. It would be a great extension of our skyline south.

Thanks for the Red Lion info and plans! Looks great! If the RL towers are built, the Sears block hospital is built up, 650 S Main is built out and that other rumored towers (motel 6? 600 S 200 W tower), Sundial and mid-size corner building next to Sundial are all built that area of downtown will be much different in a good way in the coming 5-10 years. Even if Sundial and the motel 6 towers are not built the Sears block, 2nd phase 650 S Main and RL alone will really change that area. Crossing my fingers it’s all built

Hopefully, this will be the one that sticks. The demand is there and it seems doable. Even if they do it in phases like the West Quarter that would be great.

Someone, please tell me if cleanup has begun on the Sugar Alley fire.

Vegas seems to be the likely market. I do think if a deal falls through in Vegas, that opens up the Salt Lake market but I think Vegas has proven a hit sports town and has way more buzz going for it right now with the success of the Raiders and Golden Knights than Salt Lake does.

If Salt Lake gets a team, I hope they name 'em the Salt Lake Gulls. They had the coolest uniforms and color schemes as well:

Funnily enough, Salt Lake used to have a team called the Skyscrapers. They played between 1911-1914. I have no clue why they were called the Skyscrapers since, you know, there were no skyscrapers anywhere in the city back then (and really, you could make the claim that's still the case lol) - and it's not like a Jazz situation where they relocated.

But like I said, it's not likely to happen. Not for 20+ years, anyway.

Vegas has a tendency to turn into tumbleweeds every decade or two. It's a really boom bust town. I'd be surprised if they still have the Raiders in 10 years. We are heading towards a deep recession (depression?) and the west is plum out of water. Vegas is not primed to handle these next shockwaves well. It's a "hot" town for sure but it's way over built and primed for dificulty. Again.

The South is rising in a permanent fashion so Nashville et al will coontnue to boom. Just got back from a trip there. That city is fantastic and its core is exploding. Cities like Nashville, Charlotte, Charleston etc. Atlanta will be the NYC of the south.

Texas is always a safe bet and certain areas of Florida.

Portland is a mess right now. It will come back (I really hope it does as it's really special) but it's in actual decline.

SLC is ready, underserved and has the ownership team to make it happen. Seems like this forum has forgotten about this: https://sports.yahoo.com/arctos-buys-sta...0distributed%20across%20multiple%20funds.https://sports.yahoo.com/arctos-buys-sta...distributed%20across%20multiple%20funds.

It's real and it's going to happen a lot sooner than many think. Many more franchises across multiple sports are in terrible position to survive the coming troubles. The field will be ripe.

Another challenge for large master-planned project like RMP’s will likely be establishing connections to surrounding neighborhoods and the larger city. The Hardware District at the North Temple bridge transfer station has become an amenity-rich enclave which offers little reason for people outside the development to interact with it.

FFKR’s Brandon Francom mentioned that they were looking at the Hardware District as an example not to follow.
I’m happy Hardware Village’s shortcomings are being recognized. Ideally we end up with something that doesn’t fail in a different but equally disappointing way. I’m hopeful for this one though.

We’ll see what happens. Agree with your points about Vegas and water. That applies to most the west, and Salt Lake in a different sort of way with a dying lake and toxic dust plumes. Western cities have water related barriers no doubt. South is rising and Texas. Not for me with all the bugs, heat, humidity and devastating storms, but all to their own. Salt Lake is underrated for sure, so we’ll see maybe something will pan out
