Yeah I don't think this means anything for future development. It's only entitled for a school, so they would have to go amend the PD before they can build anything there like residential or hotel. Even the sales center as a temporary use required special permission from DPD.

Those sales centers are basically a double-wide trailer. They deteriorate pretty fast if they're not being used.

Not sure if this was discussed already....

The former Canyon Ranch site at 65 E. Huron is back in play, and Ald. Reilly is downzoning it to its original zoning so potential buyers will have to restart the PD process with the city and NIMBYs (instead of taking advantage of the existing Canyon Ranch PD entitlements).

From Reilly's newsletter:

On October 26, 2022, Alderman Reilly introduced an ordinance to re-zone portions of the block bounded by East Huron Street, North Rush Street, East Erie Street, and North Wabash Avenue, to sunset the expired Planned Development (PD) # 889 that currently regulates the property.

Please note, there is no proposed development at this location. PD 889 was originally approved in 2006 and allowed for a “floor area ratio” (FAR) of 18.85 to build a high rise mixed use building measuring 750 feet tall. The PD stipulated that unless substantial construction has commenced within 6 years following the adoption of the PD, then it shall expire. The property at 65 East Huron is also currently up for sale. To prepare for a new owner to take control, Alderman Reilly’s ordinance will “re-set” the zoning back to DX-12. Any future redevelopment proposal for this site will be subject to a robust and transparent community review process prior to consideration by the full City Council.

This ordinance will be reviewed at an upcoming Chicago Plan Commission and Committee on Zoning meeting. For more updates on developments in the 42nd Ward, stay tuned to Reilly Reports.

Oh wow, I remember that project. I liked the design because it was different being surrounded by beige rectangles.

The two North Union buildings + 741 N. Wells = three tower cranes in three blocks along Wells.

Further correction. They both put up a new crane for 920 Wells and are taking down the 868 Wells crane on the same day! Never heard of this before. JDL working all kinds of clever efficiencies. Impressive timing/coordination multiple months in advance.

Also building both towers on OCS + the top down construction was another based technique to squeeze out some more margin.

Also this view is gonna be crazy once they build the 600-700 footers. River North is gonna feel very pretty 'downtown.'

The building in Atrium Village on the left in green is 445 feet. The last 2 phases of NorthUnion are supposed to be 620' and 695' and south of that.
