Not nearly as good as BenYOW's photos, but these were taken from a moving car.

The parking garage is automated in this one. It was actually a key reason for my decision not to purchase a unit in the building.

Yes. I lived in a building with this a couple of years ago and I think I commented in this thread on my initial impression then that while not catastrophic it is far from ideal. I think the morning commute will be a bit of a nightmare as in this location I bet many people will be leaving for work at the same time. Also there was one time when it was not working for an entire day. I had to drive someone to the airport and had loaded up the car with suitcases when I realized if the garage wasn't working in the morning it would be catastrophic so parked on the street. It is not a common occurrence but if you think how often your elevator is either down or getting maintenance it is about the same with user error adding a bit more which would be especially an issue if you have rentals.

Thank you! That's what I thought, but I didn't know Ottawa built such things!

What happens 10 years from now when all that ice and slush completely corrodes the components? How much was the installation and what will the special assessment be like?

It doesn't really look reversible in that double-height space. I guess the garage goes from 100 parking spaces down to 10, when the board votes to decommission the machine.

As I said, a key reason for my decision not to buy.

I was over to look at the building a couple of weeks ago, and I had the impression that the installation of the terracotta cladding has been less than ideal - the seams were uneven in places and the gaps around the windows seemed too large. Hope all is as it should be.

They must have just a crew of 2 who are trained on installing those terracotta panels. World's longest cladding install.

Very nice result though.

Façade looks pretty much done on the Beechwood side. I like how this one is turning out, looks to mesh well with the area in terms of materials, colour and scale.

Its a nice little development but this one doesn't really "wow" me, especially considering how much the units are going for. I like the red/orange facade and the modern windows but I find it doesn't flow well with the old brown brick church. Maybe the landscaping might eventually change my mind but right now it almost reminds me of a high-school.
