725-737 Dundas Street - 24s (Approved)

Medallion Corp is proposing a 24s tower for the corner of Dundas and Hewitt. To have 2 levels of underground parking. This will be across the street from the proposed 3s affordable housing project. Will require some existing buildings to be demolished.

Makes sense, it would just add to the other 3 buildings they have on that block.

Now the question will Medallion ever find the construction contractor to actually get started with it? They have hired Jaar to excavate the pit for their 2 tower project in SOHO but that has now stalled out. That will likely take 3 years of construction before they could move to Dundas St.



They could try to move ahead and demolish the buildings in advance.

Unity project has a grievance with this project feels not enough affordable housing has appealed it to the province. First hearing in March 2022.

I would hope the Ontario Land Tribunal laughs them out of the room and orders them to pay Medallions costs for attending the meeting.

This is exactly what is wrong with the bureaucracy encountered when developers want to build and can't. I agree they will be laughed out of the room {and especially since Ford recently cut red tape to get cities building as opposed to endless debates and appeals} but that doesn't change the fact that this has delayed the project by a year. For the suffering Old East Merchants who have managed to survive the pandemic, this is the very last thing they need.

It would help if the city made clear what allowances specifically it will give developers ahead of time laid out in black and white......... ie a 25 story building in a 20 story zone must include 5% affordable, a 30 story building 10%, 35 story, 15% etc. If community amenities then 1% of total budget for 25 stories, 2% 30 stories, 3% for 35 etc.

Such a system would take the guess work and bureaucracy out of the permits and just allow developers to get on with construction and present applications that ALREADY take these rules into account so they don't go endlessly to committee. Unless the proposal effects parks or historic structures, then the approval should be automatic. They should be able to present their proposal to the city planning and get approval within the week.

Frivolous appeals to OLT on laughable grounds should be denied upon submission. That would end the 1 year limbo until the tribunal sits to hear the appeal. The tactic of submitting bogus appeals has been weaponized and needs countermeasures to put an end the practice. Let the debate begin on what the countermeasures should be.

Lots of comments on the Free Press FB page about this building. That the first 3 are in terrible condition, Medallion seems to be giving away multiple free months to get new tenants. That these 3 buildings haven't seemed to help revitalize the area, what will a 4th do? Not sure if the last couple years are fair to judge how the area would have otherwise done, but the first 2 have been there for about 8 years now and the area hasn't been bursting with activity. Maybe there just aren't enough people? Maybe if the other ones at Rectory get done, this will bring enough people to the area? Hard to believe that in these tough housing times that these relatively newer buildings would have trouble being filled even with apparently shitty management and less than ideal conditions.

Yeah there have been alot of complaints about bedbugs and roaches. Infestations driven by tenants who have less regards for cleanliness and bring in the pests. Doesn't take long for the entire building to be infested and that drives out good and bad tenants quick.

Exactly. These are new buildings and roaches and bed bugs are due to a lack of cleanliness and not the buildings themselves.

As far as bed bugs are concerned they are VERY easy to get rid of..........crank the heat. Bed bugs cannot survive in extreme heat nor can their eggs. 20 minutes at 40C will kill all of them. Just 3 minutes at 50C will kill them. This is why you don't have bed bugs in very hot climates and yet get them on cruises that go to these climates..........the rooms are air conditioned.

I read that article in the LFP and one of the comments was very telling.

The commenter stated the irony of a non-profit and government funded organization that pleads for more money for affordable housing is spending a crap load on lawyers to fight a development that will provide needed general rentals and 13 low income ones.

Irony indeed.
