^ yeah, that's what it looks like for now, in the super sexy promotional renderings, but what about after the VE Reaper has taken his cut?

Sterling Bay's been pretty good about delivering buildings as-rendered.

In my professional life I worked on a small project with them and I would not describe them as penny-pinching. Obviously they need to make a buck but they understand the value of design especially in these emerging areas like Fulton Market.

I wish they would deliver the podium on this one as previously rendered.

The old renders show a somewhat transparent podium that was IMO much less offensive cause it feels lighter and seems to express the underlying structure.

I would agree that, as rendered, this is potentially 50 times better than any of the crap in River North. But as usual--devil, details, etc....

I mean, it could still be a frosted/fritted glass like this. It's hard to tell. Even in the two renderings you posted, one is more transparent than the other. I assume we will get some building material callouts when they file the PD, unless they talked about it yesterday and BVic remembers...

I see a certain industrial shed quality which is somewhat fitting for the area. And perhaps a hint of Mies. Not a fan of podiums generally, but it is kind of interesting.

Yes, I immediately thought of some '50s Mies buildings on Dusable Lakeshore Drive. The podium is almost entirely floating above the ground so it's not really a wall. Also half of it is facing the railroad tracks anyway. The building overall is a win.

It seems really clear to me. The new night rendering clearly shows transparency and lighting for every other portion of the building. There's no reason to just forget the podium and show it as entirely opaque unless that's what the plan is.

Another highrise in the planning stages for Fulton Market

Waterton plans to spend $150 million on multifamily developments
Quote:
But downtown is not the only local area where Waterton seeks a greater presence. It is in the early planning stages for a high-rise residential building in Chicago’s Fulton Market District in the West Loop.

“We will make more details public by second quarter 2022,” said David Schwartz, co-founder, CEO and chairman of Waterton. “This will be a joint venture with the landowner that we are negotiating with right now and we are excited about the possibilities this new project will bring.”

917 W. Fulton Market will likely begin construction in the summer. It will be 153 ft, so counts as a highrise despite being 11 stories.

Gibsons nearing deal for Fulton Market location
Quote:
Gibsons Restaurant Group is nearing a deal to open a location in the Fulton Market district, a neighborhood that has remained red-hot for commercial real estate deals throughout the pandemic.

The Chicago restaurant operator is looking to lease about 15,000 square feet in a yet-to-be-constructed building at 917 W. Fulton Market, said Alex Najem, co-founder of real estate developer Fulton Street Cos.

The building will likely be completed in 2024, with the restaurant opening that spring, Najem said. Gibsons is a Chicago staple, and Najem said he’s always wanted to bring the brand to Fulton Market. “We wanted to bring more history to the meatpacking district, and they have that reputation,” Najem said. “We just think it adds to the neighborhood.”

Construction is set to begin on the 600,000-square-foot building this summer, Najem said. The 11-story building is a mix of new construction and an existing loft building. Fulton Street Cos. plans to connect the two structures, to house a mix of retailers and office space.

Nice is 150 ft the informal high rise delineator for the forum? I've just been guestimating.

If sterling bay isn't include 330 (the porch) in their OWN neighborhood future development rendering I would bet that thing is dead. They just bought all that land between sangamon/green/wayman/metra so I bet that gets grouped in with the 330 site. Look out for a MASSIVE massive project. They might even be able to vacate that stub of Peoria (ideally they'd just rebuild the metra crossing though.)

I was just about to post this news. This is great stuff. Once 917 W Fulton gets built, and especially with a restaurant like Gibson's at street level, it will add SO MUCH to an already awesome streetscape.

Literally this is really taking this part of town to the stratosphere. What West Loop lacks at this point is simply a dedicated shopping strip like Mag Mile and State St. But it seems to have everything else falling into place

Good point, though just to leave all options out there it's also possible it is undergoing a major design change that isn't ready to be made public. Also does 330 have city council approval? Their graphic appears to be limited to approved projects.

Edit: yes, 330 shares a approved PD with 333 Green.

The delineator is either 120 or 135 ft, so this thing is definitely a highrise

I'm hopeful that we will see a tall building that is above 800 feet break ground this year. I'm really gunning for Tribune East Tower to start this year...

So the possible ones could be:

- Tribune East Tower
- LSE Parcel I
- North Tower for 400 N LSD

Any others I am missing? I think those are the only proposals that are above 800 feet in height.
