Fun fact about the pawn shop building next to the Astra site: it was formerly the Empire Theatre, the first movie theatre in SLC.

Also, I still can't see your images Orlando. Could you use imgur instead of imagebb?

Edit: Also also, it strikes me that the newest design of the Regent Street tower sorta resembles/mirrors Astra.
I have to create an account with Imgur, whereas Imgbb is a ready free available tool, but are you just viewing skyscraperpage via your phone?

No timeline. Not announced. Just renderings.

The Huxley is marginally better than it was, but still pretty underwhelming overall. I do walk along that street often and it will be considerably better than the concrete block wall that was proposed before at least.

Now 600 W itself needs some serious improvements. That road is a mess, and in bad condition for how much more traffic it's going to be getting. Also the bike lane isn't well-marked, so people frequently end up driving in the bike lane for part of that road.

I like the look of the June a lot. It feels more interesting than CW Urban's typical project. I do appreciate the infill that they provide, but a lot of their projects do look very very similar.

Not surprised that the Kensington height was a typo. I do hope they consider at least putting up some artwork or something for that northern wall, but otherwise I'm eager to see it get started.

EDIT: Sugar Town is also looking pretty nice. Exciting times for Salt Lake!

I can see all your images, Orlando. Maybe it depends on the browser people use???

Yes, I was able to see them with Firefox. Some web browsers did not work for me. Strangely, after a few days, I was able to view them on my phone. They just showed up a few days later. Bizarre, probably my issue though

As for the north side of Astra, if they can keep that vertical plank look in the concrete finish, that would be pretty slick.

Also, does the north side of the Astra look a bit like the north side of the COB to anyone else?
This is likely a by-product of fire code requirements that dictate how much percentage of any given facade can be openings - windows, doors, balcony openings, etc. - based on how close the building is to either the closest property line or the middle of a public way. It's actually one of the more oft overlooked portions of the code which has a very tangible impact on how the building design ends up shaping up.

It looks like the north facade is 5 or so feet from the neighboring property which means they are limited to 25% of the wall area per floor as openings. Of course, this doesn't mean that there couldn't be more variation in the windows and their placement, but that's likely the end of a corridor on the inside of the building with back-of-house functionality and probably a stair tower (could have put windows in the stairs too though...)

There are several buildings in our skyline that are 100% glass so that doesn’t really make any sense. If anything it’s meant to hide a stairwell/fire exit.

I think DJ Mencat is right. Those that are 100% glass have some distance from their property or have air rights. 111 Main has air rights over the theater, and the buildings to the east are landmarked and are protected from being demolished. 222 Main has some separation from the west and south, and the Hotel Monaco building to the north is probably already protected from being demolished or 222 Main has found another way to protect its north side.

Hopefully, they'll do something more creative with the front.

West Quarter Phase II subdivision - nothing really new and no renderings in the filings. But it is at least some confirmation that Phase II is moving ahead behind the scenes.

There may be at least some new drawings available. I haven't found them yet but looking through the documents, on page 2, I found the following snippet:

Quote:
Associated Project Drawings and submittals

Initial development drawings have been submitted through the architect for the first building to be constructed on Lot 7 in this subdivision. The city has assigned DRT2021-00195-West Quarter Block C
So there are drawings out there, we just need to find them.

From the geotechnical study:

Quote:
Plans are to demolish existing structures and associated pavement and build multiple mixed-use
slab-on-grade structures across the site (Block C, Block D South, and Block D North). Block D (both) will be ground floor retail with a 6-level parking above. Atop the parking deck will be 3 towers: Block D north pad (parking deck + 15 stories type I residential), Block D South SW pad (parking deck + 28-30 stories type I residential tower), and Block D South SE pad (parking deck + 15-20 stories type I office tower.) and associated pavements.
So my takeaway is that the office tower may have lost a couple floors (20 stories would put it around the same height as 222) and the residential tower may have gained a few.

The part that got me was this:

Quote:
Block D South SW pad (parking deck + 28-30 stories type I residential tower)
With Block D being ground floor retail and 6 levels above for parking, this puts the podium at 7 stories. Then there will be 2 residential towers (15 stories and 28-30 stories) and Office tower 15-20 stories.

This puts the heights for these 3 buildings at approximately:

Podium = 75' - 80'
Residential 1 = Podium plus 150' = 225' - 230'
Residential 2 = Podium plus 280' - 300' = 355' - 375'
Office Tower = Podium plus 180' - 240' = 255 - 320'

This uses 10' floor to floor for Residential builds and 12' floor to floor for Office. If the Office tower uses 15' floor to floor, it would be up to 375'.

With 375' being the max height for the overlay zone, I could see the final heights being Office at 375', Residential 2 at 335' and Residential 1 at 230'.

I will say that it will be a very large and tall podium but at least there is retail on the ground level.

Yeah, with 6-level parking garage + 20 story office & 30 story residential we may be looking at two 375 ft buildings.

I think HKS is the architect on Phase I so my guess is they are doing Phase II as well. These towers are going to be ultra-prominent in the skyline so I'm sorta hoping they refine the designs a bit over these older renderings. Regardless, the mid-block connection, street engagement, and overall density will be an awesome addition to SLC.

Great Photos Reeder. Love those curves on the corners. The Hyatt looks fantastic from that angle.
