Well it looks like the Mark Steel Apartments project I posted a couple weeks ago from Loopnet is real. The project is located directly south of 'The Yard' townhouse project and borders the Jordan River (directly east of the project).
Basics:
5 floors (51 feet tall). 331 residential units. A 1-floor amenity building includes a fitness center, clubhouse, & bike storage. Also included is a pool, basketball court, & grilling area with fire pits.
Project Description (from developer):
Mark Steel Apartments is a new low-income multifamily residential development in Salt Lake City next to the Jordan River. Visually, the building façade references the character of the industrial neighborhood with a strong architectural concept. It is qualified under the LIHTC program. At 1250 W 200 S, Mark Steel Apartments creates a sense of place, with a large main building wrapping around itself, encasing generous outdoor recreation areas. At 258,600 SF and with both surface and structured parking, the five-story building is comprised of 331 units located on all levels. The building stretches over a narrow but long 3.27-acre lot, equaling about 101.2 units per acre. The existing use of the lot is Manufacturing, and the proposed use is Multi-Family Residential. The angled orientation of the massing provides pedestrian relief on the eastern façade, which is adjacent to the Jordan River, allowing kayakers and vehicular access to enjoy the river. The building allows another point of entry and landscaping to the north, breaking up the paved industrial mega-block and decreases the urban heat island effect, which is a considerable factor in that area.
The building undulates to create an open courtyard. A single-story amenity building fronts 200 S with a fitness center, clubhouse, and bike storage for the residents. The two buildings connect by the lobby, which is wrapped with a large span of glass, welcoming residents’ home and providing natural daylighting for the interior seating and business area. The amenity building opens to the swimming pool, basketball court, and grilling area with fire pits.
The elevations show our proposed materials which include dark gray brick on the ground floor, and the residential units above have a primary façade of light gray metal panel. The gray metal panel is broken up by bright red metal vertical box panel creating a horizontal rhythm and echoes the strong linear forms of the surround area including the river, train tracks, and freeway. The glazing shifts vertically, creating a stepping pattern so that each unit is different from the one below and above.
The development is in one of Salt Lake City’s forward-looking Transit Station Area zones, and the project density hopes to catapult the area into a new spot for commerce. Mark Steel Apartments affordable units addresses the housing concerns and feasibility for Salt Lake’s population, while providing access to local existing transit infrastructure. These Junior 1 Bedroom units, ranging from 480 – 710 SF are perfectly suited for young professionals seeking to live downtown at a price they can afford.
