Mark Steel Apartments - Transit Station Development

Well it looks like the Mark Steel Apartments project I posted a couple weeks ago from Loopnet is real. The project is located directly south of 'The Yard' townhouse project and borders the Jordan River (directly east of the project).

Basics:
5 floors (51 feet tall). 331 residential units. A 1-floor amenity building includes a fitness center, clubhouse, & bike storage. Also included is a pool, basketball court, & grilling area with fire pits.

Project Description (from developer):
Mark Steel Apartments is a new low-income multifamily residential development in Salt Lake City next to the Jordan River. Visually, the building façade references the character of the industrial neighborhood with a strong architectural concept. It is qualified under the LIHTC program. At 1250 W 200 S, Mark Steel Apartments creates a sense of place, with a large main building wrapping around itself, encasing generous outdoor recreation areas. At 258,600 SF and with both surface and structured parking, the five-story building is comprised of 331 units located on all levels. The building stretches over a narrow but long 3.27-acre lot, equaling about 101.2 units per acre. The existing use of the lot is Manufacturing, and the proposed use is Multi-Family Residential. The angled orientation of the massing provides pedestrian relief on the eastern façade, which is adjacent to the Jordan River, allowing kayakers and vehicular access to enjoy the river. The building allows another point of entry and landscaping to the north, breaking up the paved industrial mega-block and decreases the urban heat island effect, which is a considerable factor in that area.

The building undulates to create an open courtyard. A single-story amenity building fronts 200 S with a fitness center, clubhouse, and bike storage for the residents. The two buildings connect by the lobby, which is wrapped with a large span of glass, welcoming residents’ home and providing natural daylighting for the interior seating and business area. The amenity building opens to the swimming pool, basketball court, and grilling area with fire pits.

The elevations show our proposed materials which include dark gray brick on the ground floor, and the residential units above have a primary façade of light gray metal panel. The gray metal panel is broken up by bright red metal vertical box panel creating a horizontal rhythm and echoes the strong linear forms of the surround area including the river, train tracks, and freeway. The glazing shifts vertically, creating a stepping pattern so that each unit is different from the one below and above.

The development is in one of Salt Lake City’s forward-looking Transit Station Area zones, and the project density hopes to catapult the area into a new spot for commerce. Mark Steel Apartments affordable units addresses the housing concerns and feasibility for Salt Lake’s population, while providing access to local existing transit infrastructure. These Junior 1 Bedroom units, ranging from 480 – 710 SF are perfectly suited for young professionals seeking to live downtown at a price they can afford.

The Yard and the Mark Steel Apartments are such a departure from the vision when this property was rezoned of a significant mixed use development that really engaged the river. They are both missed opportunities and repulsively disappointing.

At first glance, I would have agreed, but then I realized it's a narrow end that is facing the Jordan River. Otherwise, the lengthy design is serving as a barrier to a freeway and a busy main surface street. I think I'll reserve my judgement on this one until we see what is actually built on the industrial space behind. That is the expansive land that will front a large section of the River. Let's hope that the future development behind will utilize the Mark Steel Project as an excellent calming barrier
but also develop a design that will take advantage of the riverfront.



Surfing a popular national realtor site yesterday I was kind of shocked at how little there was available in Salt Lake City proper. Not only was there hardly anything as far as single-family residential but what was available was pretty low end for the most part and VERY expensive for what you're getting. Those of you who were able to purchase a home in SLC 10 or so years ago are very fortunate. It almost seemed as if homes on the west coast were a better bang for the buck than SLC, even San Francisco proper. A lot more selection in the central areas of the larger cities on the coast. I know in many ways the tight SLC market is a good thing and I'm all for mid-rise multi-family and high-rise residential in SLC. However, I do hate to see Salt Lake City Proper become an island of the wealthy when it comes to single-family. It wouldn't hurt if Salt Lake had the foresight to annex Magna and as much of the adj. area as possible also. Magna and its Old Town Main have huge potential, especially if they(and I believe they will) eventually develop a ski area above Magna. Then again a ski resort will turn Magna into another high-priced district.

I actually don't mind the look of this thing as housing and would support it 90%. My issue is the east side. There is no direction or plan of any kind on what to do to develop the riverfront. This should be viewed as a major asset for the region. A real riverfront from this dev up to the fairgrounds should be the priority. Here it's essentially a parking lot. I used to live in spokane and would walk along the riverfront through riverside park to get to work everyday. It wouldn't be crazy difficult to do something that matched that. The more dev you get without a plan, the harder it gets later.

Well there were no official numbers until now. My thinking was that, using Liberty Sky's average floor height (250/21 = 11.9 ft) as a reference, at 26 floors it would be ~310 ft. Liberty Sky does have a rooftop feature though, so perhaps that was overly optimistic.

Also, it was originally supposed to be 28 floors per the Domain Companies website.

I'm really liking the look of the Hyatt Regency at night. It is going to look great when it is finished.


The crane is coming down at 95 S and they have started to add the exterior around the chapel.

I took some pictures of the new hardware station development which broke ground recently as well as the development that is directly across 300 North from there (which is the development with apartments and townhouses JMK posted about above on this page). That land has been cleared out--demolishing the last early 20th century ice house left in the city. There is also a picture of the recently completed Giv development (not sure of the name) on 300 N and between 500 and 600 W.

Zwick site cleared at 300 N between 400 W and 500 W looking Northwest--it is a huge property. I cannot believe how close the townhouses will be to the railroad tracks.


Recently completed Giv Development, it has a nice look with good masonry on the front, with rusted steel on the front and back end of the building on opposing sides.

Yes, 300 North between 400 West and the railroad tracks on the north side of the road. The site has been cleared and fencing is up with the Zwick name on it.
