Not sure on the SE corner (who owns it?) but I would agree. The MOTI wasted no time in kicking those tenants out, that happened a few months back, and yet nothing is going on with the space yet.
Another thing to consider is developing the SE corner property in the context of a bored tunnel nearby. If they want to dig a big hole for something significant on the site, I wonder what issues that causes?
