No kidding. It looks like a ready-to-demolish 1960s office building.

No street interaction at all.

Even though I am sure I sound like a broken record, it's also demolishing two decently-historic buildings in the process.

The house on the far-right, which is/was a business, was built in 1900. And the building on the far-left, which used to be a sushi place, was built in 1892. While minor developments, you hate to see the city once again lose some of its historic fabric for a bland box that's already outdated by the time it tops out.

Speaking about demolishing buildings, TAG broke ground yesterday on their new 6 story residential building called TAG 343. Located at 343 S 400 E directly across where their 11 story building is proposed. https://www.tagslc.com/portfolio_page/tag-343/

No, I don't think there were any conditions. Apparently the only reason it had to go through the approval process in the first place was that the developer wanted the structure to be 85 feet tall and anything proposed over 75 feet in that zone requires an approval. There was some debate about the brick color and the design of the covered mid-block walkway but not much was said about the street-level frontage. Some members of the commission didn't seem sure if they should add conditions to the approval unrelated to height since that is what triggered the review.

The demolition pics make me ask:

I wonder how many "Sugar Hole" sites SLC will see in this new, bigger recession/depression.

This is very nice Delts. It would be cool to see this done every two weeks or so to see progress on the different development projects going on throughout the city.

Oops. Late to the party I guess or just completely skimmed over that post. Looks like a nice addition to Central 9th. I'm guessing that this is another project by Atlas.

Salt Lake City to Reconstruct 200 South Downtown

KSL article link: https://www.ksl.com/article/46755384/salt-lake-city-to-reconstruct-200-south-downtown

Facebook video Link: https://www.facebook.com/watch/live/?v=583852208919349&ref=external

Quote:
SALT LAKE CITY — One of Salt Lake City's most consequential east-west corridors is set for a major facelift in the coming years, and officials are asking for public feedback on the project as it gets off the ground.

200 South will be reconstructed between 400 West and 900 East beginning in 2022, officials said in a Facebook presentation Wednesday morning.

Salt Lake City transportation engineer Kyle Cook talked through a slideshow on the project, along with Kimberly Feldbauer and Jodi Pearson of AECOM, a Los Angeles-based engineering firm. They explained the beginning phases of a plan to — as one project fact sheet puts it — "create an iconic corridor where businesses thrive, residents feel comfortable and safe walking, transit users navigate easily, and visitors build lasting memories."

Practically, this means repaving the streets, creating better transportation options and accessibility, and building a multimodal transportation hub on the route, Cook said.

"Because the pavement on 200 South has reached the end of its useful life," he said, "it's in rough shape, and it needs attention."

Cook said the 200 South Corridor Plan is "building on a foundation of work that's already been done" in the Salt Lake City Transit Master Plan. 200 South was the highest-priority corridor of the master plan, he said.

Cook said the project could be financed by the 2018 Funding Our Future bond, sales tax revenue, county funds and "other state and federal resources that we continue to explore."

"We know this corridor is more than just a street," he said. "It serves so many homes, and jobs and destinations. 200 South, in many ways, is the focal point of Salt Lake's cultural and economic engine."

Feldbauer talked through potential options the final design could incorporate — "floating" bus stops that don't require curbside pull-ins, dedicated bus lanes and "creative" crosswalks among them.

The proposed transit hub, she said, would include access to multiple transportation options and give residents a reason to gather there with attractive landscaping and possibly live events.

The presenters gave multiple ways Salt Lake City residents can submit feedback on the 200 South Corridor Plan. A comment line has been established at 855-752-2007 and residents can reach project planners via email at [email protected].

The project website also has space to submit comments or take a survey, which will gather information about how locals utilize the corridor.

I searched through that website to try and find any concrete proposals, but all of it seems to be aspiration. That's fine, the project isn't going to start for 2 more years, but if you're going to propose a bunch of stuff to the public, I thought you would want to have a purpose/need you want to fulfill. (I'm talking specifically about the transit center - they don't even know where they want it, which is super weird.)

I like the idea of floating bus stops and buffered bike lanes. I don't think we need a full "Bus Only" lane, since we still want local and express buses. Buses stopping in the travel lane would be a huge improvement on its own, and the bus priority signals would be super next-level without the need for bus only lanes:
Video Link

(youtube video from the website)

The video shows a bus in a bus -only lane getting priority through an intersection into a shared lane. This would also work just fine with a BAT lane (Bus And Turn lane). The bus would get into the right turn lane. The cars ahead of it in the lane would turn right on red, leaving the bus at the front of the line. If the bus wasn't in the front of the line, a green arrow for right would also be used at the same time as the bus priority light. That way the bus can get around stopped cars. It would also be the ideal place to put a sheltered bus stop, since the right turn lane is close to the curb and wouldn't take up any extra parking spots.

Good question. Maybe Makid, UtPlanner or someone could answer what the current status is, particularly on the State St. project. I know pre-COVID it was supposed to begin right around this time.

Downtown Updates - Brinshore Developments - 255 South State

Brinshore Development of Chicago will have two attractive projects coming up for Salt Lake City in 2020. The first to commence will be Downtown's 255 S. State and the second along the North Temple light-rail line on the
western perimeter of downtown.

Copy By Luke Garrott @ BuildingSaltLake.com Senior representatives from Chicago-based Brinshore Development, one of the largest affordable housing developers in the country, according to Principal
David Brint, has briefed the Salt Lake City Redevelopment Agency (RDA) Board these past months...Brinshore’s mixed affordable and market-rate project aims to align with the goals of a 2018 RFQ from the RDA. Among those goals are
providing a significant number of “deeply affordable” units, promoting an active streetscape, establishing a public mid-block walkway, and preserving and activating the historic Cramer House on Floral Street...Instead of proposing a single
building of large scale, Brinshore’s architect, KTGY, has designed two structures. The south building will be eight floors containing 73 units and the north structure will rise to 13 stories with 117 units. 152 of the 190 total units will be
affordable, ranging from 20%-80% of AMI, with 38 units at market rate. The mix will be 122 one-bedroom, 52 two-bedroom, 13 three- and four-bedroom, with three at-grade artist live-work spaces.

On street level, the project will offer 23,000 sq. ft. of commercial space (down from 40,000 in previous plans), some of which will be dedicated to community and education purposes. The developer plans to build one level of below-grade
parking, offering 100 stalls. Eighteen surface parking spaces will be reserved for retail clients...Between the buildings will be a public “paseo.” It will run from Floral Street (an alley at about 125 East that’s accessible only from 200 South)
to State Street and align with Gallivan Avenue on the west side of State.

Pedestrians will be able to pass all the way from Edison Street (145 East) to State thanks to an existing east-west alley and the paseo.

SPARK! Provides high density mixed-income, workforce housing with 80 percent of its units designated affordable. The color, materiality, and texture of SPARK! takes its cues from the industrial and durable materials of the adjacent power
plant including brick, steel, and metal panel nodding to the past in a clean modern format. The weathered timeless look of Coreten steel and dark charcoal brick at the base are offset by light metal paneling with bright colored accents on the
higher massings, which is softened by lushly landscaped terraces and roof gardens that are home to bee hives, providing fresh vegetables and honey to the residents. The community fronts Temple Street and the transit station with a small
urban plaza and street-facing retail, which opens to a courtyard shared by tenants and customers alike. A 10,000 square foot childcare facility anchors one of the Temple Street corners and provides a dedicated play area. The additional 4,000
square feet of retail is designed as a grab and go market. Open space along the ground floor on the north side of the community is reserved for bike trails and edible gardens that include fruit-bearing trees, rosemary, sage and lavender.
Providing residents and the public a place to stop and soak in the aromas of the garden and deepening the connection between the established and the new. The units on the upper floors are arranged in a large “U” shape surrounding a
private residential courtyard and numerous roof terraces. SPARK!’s building composition reflects the varied uses of daycare, retail and housing. Each function is expressed in a clear building massing and highlighted by a change in materials.
This new community, immediately adjacent to TRAX transit station, with ground floor childcare and grab and go retail, caters to the young family and commuting professionals.

Did anyone else know there was going to be a Target in SugarHouse? Just found out about it because someone on r/SaltLakeCity asked what the old Nordstrom rack was going to be and u/Nick_Norris_SLC, who is a planning director said it was going to be a small format Target.

Target has a convenient list of locations that are under construction or planned, and indeed it looks like Sugarhouse is listed on their website.

https://corporate.target.com/about/locations/upcoming-stores

I'm ok with that. I do like that Target has put a lot of focus on small-format, urban locations recently. As far as big chain stores go, that's one I wouldn't mind having around. I was wondering when Target would jump into the small-format market in Utah.

Still mostly foundation work at the Hyatt Regency site (yesterday). It's a big hole in the ground:

This view will be different in the years to come. 95 State is going to be a massive building for SLC.

Sorry for the glare!
