Nice find. I like the top two proposals and would be elated if either was actually built there. Being that this is SkyscraperPage, of course I prefer the taller one!

This may seem like a cool project, but that ground floor retail is awful. It's squashed. I bet it's about 10' floor to floor or less for the ground floor. In Seattle, 13' is the minimum. It looks like the first two floors are parking, and so the retail at ground level is the same height as a parking level. SLC should require that this be changed, especially for that area. The retail storefrontages are also bland and non-descript. They should pull back the parking on the second level to allow for taller retail &/or lobby/ amenity spaces along the street.

Those renderings for Brinshore are definitely high quality Orlando. I was only able to copy one of them. Is there anyone here who can find a way to copy all of them for the forum?

I hate the whole thing. No effort has been made to fit in with the character of the surrounding buildings. It's ugly and intrusive.

I agree. Alone, it might look cool, and it's nice to have some infill, but I don't think they did enough to relate to that area. There's so much red or dark brick in that block, yet they used some sort of light cream colored material at the base? And, the base is setback from the massing above, making it feel even more squashed and less important.

Second place had a much more engaging, functional, and realistic design, as well as equally viable financials. Not to mention a very creative parking solution. Speaking of the state street project, this design plays off the extended mid-block passage. Lots of attention to pedestrian engagement and the existing Edison street.

Interesting that none of the teams had architects this year, all the UofU teams with architecture students from the first rounds of judging didn't make it on. The first place BYU team just had a construction management student and the 2nd place USU team had Landscape Architects. 3rd place had no designers, which was very evident.

It is an annual competition, this year sponsored by the Salt Lake City RDA, Boyer, Ivory, and the State DABC. Developers and city use the winning team as a conceptual design and financial plan moving forward.

Last year's competition was located on Logan main street, and the developer went forward with a refined proposal very similar to the winning team's design. I wish I could find the file, it was a gorgeous main street redevelopment/revitalization with a massive public plaza, retail, and high density apartments in order to urbanize part of Logan's under utilized downtown. However, the city ultimately rejected the developers proposal due to it hinging on demolishing a "historical" 60's structure on main street, despite it preserving and incorporating dozens of 19th century and early 20th century structures. Absolute waste of a decade of planning and an incredible proposal, not to mention a huge effort by dozens of design teams for the 2019 UREC competition.

It's just yet another cancelled project to improve and urbanize the many parking lots in downtown Logan. Every project in the downtown area from the last decade has been rejected due to pressure from suburban residents, as the suburbs continue to explode. Such a shame.

To answer your question, yes, it is a conceptual proposal for a real development, but expect something similar to the first place team and not the second place team. Judging was weighted 80% financial and 20% design, despite teams being equal parts designers and financial people. Fixed the link in the previous post.

You've got to be kidding. I'd like to see what they consider as 60's historical. I know they exist here and there, but not typically.

I do prefer the second place proposal (see Wasatch Wasteland's post), both for the height/density and for the street breakup/engagement.

'A few others as well...'

The 'others', of course, being the Lynch Building, which is a historic gem that sits on the corner of 200 S and 200 E.

Not sure why it was removed, either.

I was able to access each of them (in Firefox) using the "View Background Image" option on a right click.
