The Old Sears building in West Royalty already shows 3 spots out of 8 as being leased. Going pretty fast......

They are cutting down a lot of trees very quickly behind the Sears parking lot area. The area shown in yellow on the the above brochure and marked as 29 acres. Does anyone know what is going on this land? Are they permitted to cut trees without a building permit of some sort?

Are they cutting down the trees as we speak? I hadn't noticed this.

Yes, off of Mini Jane behind the Docbraces building. They are piling some of the cut trees in the Sears parking lot.

Probably to make room for more parking since there will be lots of stores In there, which will attract a lot more customers than Sears did.

Hmmm, there seems to be hundreds of parking spots now, that only a very small fraction are used. It also looks like they are going to have to bring in fill to level the area in which the are now cutting trees, that would be an expensive investment for additional parking, which would also be across a parking lot and 300 meters away from the closest store front. I think something else is going on.

you could be right. The original build plans for the power centre did mentions stores over where they are working on....

Why would they put a roundabout right on their main road? I find this a bad idea.

Maybe Stratford doesn't have a main street, just a hodge-podge of roads and streets in a bedroom town.

I believe I read somewhere that Costco only looks at markets of 250,000 people or so. This would make sense for NB (three Costco's, 750,000 people), but NS is underserved (two Costco's for 950,000 people, both in HRM). There really should be a Costco in Cape Breton, but there's only about 180,000 people on that island with a sluggish economy.

PEI, with 155,000 people would be an awfully small market for Costco, but the economy is relatively healthy. It's not beyond the realm of possibility. I presume they keep track of all the Islanders who patronize the Moncton Costco............

I believe there has been a Royalty Power Centre site plan floating around for years that shows a characteristic Costco shaped building on the site currently being clear cut. This is very interesting. Would they need permission to clear cut? I believe in most municipalities in which a developer owns commercial land, they can not clear cut trees (even though they own the property) without approvals because clearing large areas of trees without a storm water management plan can cause big issues: flooding, sediment run off and damage into natural water courses, etc. So if someone could access the permit, it may tip the hat to what is planned.

I know that they are building a another condo/apartment in this area. The first 64 unit building is not even complete and it has been sold out for about 5-6 months.

PEI has roughly 30,000 more people than Cape Breton which itself has about 130,000 people not 180,000.

Sorry, there was a time not too long ago (about 30 years) when CB actually had more people than PEI - I remember the statistic, and, being from PEI, I remember being quite surprised by the fact.

Since that time, PEI has been growing at a healthy pace, adding at least 25,000 people to reach it's current population of 155,000. I forgot however how much CB's population had dropped like a stone at the same time. My apologies.

The issue remains however that the catchment area for a Charlottetown Costco would be constricted to the island itself. Nobody from the mainland would visit an island Costco to shop, mainly because of the bridge toll. If Costco demands a catchment population of 250,000 to build, then that's a big problem for the island to overcome.......

Charlottetown Hyundai is undergoing renovation again. Seems strange, I thought they just remodelled about 5-6 years ago?

This is as of December 2018, second page shows a large building in the bottom right that is indeed "Costco shaped". Though I'm sure that's part of a wishful thinking marketing strategy to entice Costco to further consider building on the Island.
Time will tell I suppose!!
