Drove through the WL yesterday and noticed a few things:
1. Demo of the 1 story existing bldg at Wash/Sangamon for the new Union West complex.
2. Fenced off parking lot across from the Hayden (old glassdoor bldg) has been torn up, and some equipment on site. What's going on here, the Sterling Bay hotel?

1419 S Wabash

CMK purchased a parking lot and 2-story office building at 1401 and 1415 S Wabash from Columbia College in October 2017 for $6,500,000.

Per the Zoning Board's April 27 agenda, two buildings to be built:
  • ten-story, retail and sixty-two dwelling unit building (twenty-four efficiency units and thirty-eight dwelling units)
  • fifteen-story retail and one hundred ninety-nine residential units (sixty-eight efficiency units and one hundred thirty-one dwelling units)
  • 88 parking spaces

^ Great to see that former Columbia College sites are getting developed. I'm surprised the developer is opting for two buildings for the combined lots

I assume this will be similar to their previous development at 1345 S Wabash and 1333 S Wabash

I'm really excited for the added density to the area but I'd be more excited for the retail space it there wasn't about a 90% chance it was going to be filled by another gym and nail salon.

Ugh, that Toyoko Inn design was a real clunker. Oh well, hopefully the Union Station redevelopment happens sooner rather than later.

Pretty good infill for the skyline to grow west. How long do y'all think it will before there is a continuous West Loop skyline from the river to Morgan St?

I didn't realize it was so close to Union Station damn... yea I really hope the design doesn't turn out like the buildings I see when I Google Toyoko Inn... that block could use some contrast via a glass facade or something

It's not an overly exciting design:

But then again, it is squeezing itself on a crazy irregular shaped block with a small sliver of street frontage, so its understandable that they wont be spending big bucks on a top notch design. But I do agree, glass would be nice, and offer some interesting contrast with the terra cotta beauty at 547 W Van Buren.

The fact that its replacing a parking lot is an added bonus.

I'm just concerned its gonna be cheap facade panels like all of the other hotels in this brand, which I guess is better than a surface lot.

I disagree that this is better than a surface lot.

It’s actually much, much worse. A bigger, more prominent eyesore and harder to replace.

That is the type of building that the city should prevent being built through some sort of architectural review board. Hideous.

Two bigger projects issued permits yesterday:

1) One building for Union West issued a permit at 939 W Washington (Washington & Sangamon). 15 stories with 358 units .

2) 810 W Wayman St (Wayman & ~ Halsted). AKA 333 N Green St. 19 story office building part of the larger Sterling Bay development.

What do you mean? You don't think the Chicago Department of Arbitrary Aesthetic Approval (CDAAA) is ripe for abuse? Surely aldermen won't just use it to solicit bribes from developers in exchange for allowing heinous garbage to be built anyhow???
