Outside of the fact that you know what my thoughts are better than I, I agree with virtually everything else. One thing I might add is that while it is on each architect for using this sloppy 'way out,' it is also on the architectural community for doing the same, even normalizing the approach . . . just look at the pletheora of design cliches over the last 15 years: they are repeated so many times that its laughable: architects are as like sheep as any other group.

Here's a new one for Uptown New Westminster, from Orr Development at 616 & 640 Sixth Street (at 7th Avenue). Plan is for a 30-storey tower with 169 strata, and 68 rental units. I may be wrong, but I think this would be the tallest tower uptown.

Looks very different from anything else in the area. Only thing I would change is a heftier podium, possibly including office space.

That would be very refreshing for that po-mo dominated area. There is so much going on down the hill - it would be nice to see 6th&6th develop as well. It is yet another part of Metro with a lot of potential . . . the lack of character is a problem, but also an opportunity for NW to be other than 'historic.'

No Happy Dollar Mart is about a block away, as well as around the corner and across the street. This is across from the Legion.

Since we're talking New West at the moment I may as well post about a number of projects that have been floating around but haven't been discussed on SSP. All of this comes from a local architecture firm, Billard Architecture. Images can all be found out in the open at https://billardarchitectureinc.com or https://www.facebook.com/billardarchitecture. Here's the rundown:

Royal and Dufferin Street: 2 midrises and 1 townhome project

My understanding is that this will be three separate proposals but all are being designed together. The location is on Royal Ave right at the turn-off to the Pattullo Bridge.

Cariboo and 14th Street Rental Project

6 story rental project with some townhomes incorporated. This would replace 3 existing lower density apartment buildings. If I remember correctly two of the three are already vacant and are very rundown.

Begbie Mansions Heritage Revitalization

Personally I'm very happy to see one of the most distinctive heritage buildings in downtown New West get restored and formally protected. This is being done in return for extra density to expand out the back. The open atrium to pull together the old and new is a great touch.

Ash Street Apartment Refurb

This is an upcoming proposal to refurbish and add 1 1/2 stories onto an older walkup rental apartment. I find this interesting as there's a large stock of affordable rental buildings in the area that are rapidly aging. What will happen to them is a big question. This proposal shows one possible approach.

There's so much action happening along North Road now. Never thought it would be the Coquitlam side dominating with redevelopments.

Thanks. The balcony sides of the two towers look good, not so much for the rest. It's really going to make its presence felt from Highway 1.

In addition to Starbucks, the renders show the Joey restaurant moving into the first phase, along North Road. Joey's is currently located in the yellow area I outlined previously (below).

Not sure if the yellow property is being added to the overall "SOCO" project, but Anthem is now planning to redevelop the land in a few years with two towers (34 and 27 floors) and a 5-storey low-rise.
