I thought this wasn't going to happen, their pretty much doing like Capital Shaun said moving traffic from one road to the other. I thought they were going to put it next to the park & Ride at trim.

Traffic concerns trump Costco deals for Beacon Hill residents

It was a mixed bag of reactions from Beacon Hill residents who attended a community consultation on May 5 at the Earl Armstrong Arena about a proposed Costco move to Shoppers City East.

Some are happy about the Costco moving in, but others expressed concern about the big box store joining the neighbourhood and the traffic that it will generate in the area.

“It’s been back and forth,” said Beacon Hill-Cyrville Coun. Tim Tierney of the resident feedback . “It’s been very mixed.”

Costco wants to nove from its existing Innes Road location to a new location in the Shoppers City East plaza at Ogilvie Road and Blair Place.

“I think it’s great,” said Pauline LeBlanc, who said she walked to the consultation meeting from her nearby home after shopping at the Innes Road Costco. She said her family has several roads they can use to access their neighbourhood so traffic isn’t a major concern, but understands it is an issue for some of her neighbours.

There were also many in attendance who expressed concern that the megastore will be a bad fit for the neighbourhood, and cause too much traffic. As well, there were concerns that the bulk purchasing store is too close to schools.

Several had just found out about the public consultation that day when they read about it in Metroland Media community newspapers.

“For us this is going to be a nightmare to get in and out of our street,” said Louise Michaud, who lives on Cloverlawn Crescent and attended the meeting with her husband. “We’re pretty upset.”

She said they were displeased to find out about the meeting on the day it was held, and don’t feel there is a lot they can do because the property is already properly zoned to allow a store such as Costco to move in.

“We’re just going home very disappointed,” she said.

The site plans need to be approved by the city, but the zoning is already in place for a big box store to go on the lot in question.

Tierney said that the site is currently just a giant parking lot.

“They didn’t have to hold this (consultation), but I pulled the councillor card,” Tierney said of why developers and Costco reps held the hastily called public meeting.

He said he shares some of the community concerns about traffic, and also wants to see more greenery added to the site plan.

The Costco on Innes Road currently causes massive traffic headaches, with police officers required to direct traffic during peak periods. The new location won’t have significantly more parking, as the 740 spots on Innes will be increased to 786 at the new location. But there will be more exit and entry points controlled by traffic lights.

The existing store is 123,000 square feet, and the new store will be 160,000 square feet, said Costco director of real estate Renee Rutherford.

There will likely be “some tweaks” to the design that was presented at the open house based on the public feedback, Rutherford said. The goal is to open in fall 2017, but depending on the approvals process with the city it could be delayed until 2018.

Tierney said he will be actively trying to persuade some small to medium grocery stores to take over the former Costco spot on Innes, as it was the only store with groceries in the immediate area.

My partner shops at Costco in Kingston by bus. I don't, but that's just because I don't like shopping at Costco (I hate stores that big... I get lost )

"No one" is a generalization for sure but you can't deny that Costco's business model of selling lots of stuff in bulk relies heavily on auto-dependent customers.

Tanger

The area to the north and north west of Tanger has changed drastically in the 14 months since that photo was taken. Access roads to the north of Cabela's, a building for training carpenters is almost finished north of Tanger, a roundabout to move traffic in and out of Tanger and Cabela's has been built.

Wasn't there some sort of plan for additional retail and even a hotel between Tanger and the 417. As well, Tanger is expanding on the east side.

Does anyone have any evidence as to how Tanger is doing.? I've been a few times recently and although the parking lot is packed the stores don't seem to be packed.

There is a plan by Tanger for a hotel and 5 or 6 restaurants between Tanger and the 417. There is also still room for a few more buildings of retail at Tanger. A UPS facility applied to open up on Campeau road to the West of Cabela's. In fact here is a photo of Kanata West taken off the Kanata West Business Park website! It doesn't show the hotel/restaurant portion of Tanger but there is a development application with an actual site plan and elevations.

Its still all small format retailers according to the site plan.. no large format anchors. Most significant retail space is a drive through restaurant (likely a Tims or McDonalds)

The one existing Tims in the township is very near this site, so if it's one of those two it would be McDonalds.

And no Canadian Tire! Casselman, which is much smaller, has one. And has a few other things that Embrun-Russell does not. Or so it seems.

Russell is getting a Tim Hortons and 24 hour Foodland in 2017 at Craig and Broadway.

Embrun retail is quite interesting... the Independent Grocer, gas station,and Rona, are all run by the local CO-OP Embrun which also has a garage, car wash, and the traditional crops/grain elevators/feed supply. The hydro company is also a local co-op, not Hydro One.

Those coops are likely a hold-over from old francophone tradition - caisses populaires are where all of this stuff got started.

There's no provision for big box retail in the Russell Township official plan. Protecting the viability of the village cores is important, so somebody like Walmart doesn't show up and put all the existing small businesses out of business. Could they just set up next door in The Nation municipality instead? Have they considered setting up shop in Limoges or Casselman if Russell is blocking them?

There are already some big box stores in Casselman near the 417 interchange.
