I noticed one of the new downtown firms coming to Enbridge Place is Hines, an international real estate investment firm whose only presence seems to be in Calgary and Toronto thus far. Will they be the ones managing Enbridge Place?

I noticed this awhile ago and was curious as to why they've opened up an office here. I guess we'll find out in due time.

IIRC, the word was they were taking 5,000 sf which seems large for just a PM office.

Was Hines possibly AIMCO's development manager for Manulife 2 at one time? Or am I mixing them up with another like firm?

Hines has been hiring property management people in the city so makes sense that this would be a management office (I would assume they have been retained to managed KR building but that is just a guess).

I for one am all for building the Aldritt tower as high as possible. What East Jasper Village needs is people. Period. The more units the better. The area is essentially a vacant hell-scape of abandoned buildings, broken dreams and social service uses. Plus, it would be nice to see a 900'+ tower in Edmonton. And let's face it, the views from the tower would be unparalleled in Alberta...

^ I don't know much about Alldrit, but I'm presuming $0.5B in financing for a single tower for them will be an issue if this even remotely got anywhere?

separately, the podium and 'tower' could look good, but together it comes off very awkward from the street. those roof boxes aren't helping the awkward either..

pulling the podium back to match the footprint of the 'tower' portion closer would have really improved the feel of this one, and opened up a larger street front space for patios/etc on one of downtown's busiest intersections

speaking of those blocks, has there ever been an update on plans/timeline for the lots on 109 st south of WSP?

^yes but sunlight penetration is much better which is a bonus.

in the case of CN, we could treat the number of parking stalls as the unit maximum, so 220 max

over 27 floors, that means no more than 8 units per floor, which would give an average unit size of 1700 sq ft, plenty of space for 3 or 4 bedrooms, half of which at least could have windows

could also be interesting to go the loft route, just carve the floors out into separate unfinished spaces, and let people complete the interior to their own liking, anywhere from bedrooms for a family of 6, to epic bachelor suite

how's that?

realize that being on the SW corner, and having WSP directly west doesn't give it great afternoon sun, so the block immediately north is much better for patios

but having room for a few tables outside would have been really helpful for a cafe targeting the lunch crowds
