If I had to guess, I'd say this would be spent targeting companies in Vancouver who might consider moving elsewhere due to the insane rise in housing costs there

IMO Edmonton just can't compete on the same level as Calgary for the HQ market.. startups and smaller firms may be a different story though.. lower cost of living might give Edmonton the edge with them. But EEDC spending too much going after big HQs would be like giving money to Calgary to study moving the legislature.. just not going to happen

For those who disagree.. my question is, what do you think the city has done since the mass corporate HQ exodus of the 80s/90s to make the city a more appealing place for companies to do business and their executives to live?

Too late to park and rethink/rename this one? not against any social housing component, but feel like anything done there right now will paint some more corners on what could be a much bigger, and better project.

A complete redo of the kennedale / industrial heights area would open up a blatchford sized plot of land for redevelopment within the city, and provide opportunity to put in proper more direct freeway routings for yellowhead and gretzky/manning, and allow for a new LRT station and TOD area between northlands and belvedere

Then at belvedere, drop the 'e' from point, collocate the Via and Greyhound stations there and that TOD can be true to it's name

The three buildings I see best suited for res conversions would be CN, Sunlife and 9888. Not sure how likely the latter 2 are, but the exterior seems well suited for making inset balconies

locations are good too, the eastern front of Edmonton's redevelopment war is going pretty slow, having some more people close by will make new quarters developments seem less risky

9888 is nearly full up and just fully renovated.

CN has a very challenging floorplate to work with, Strategic has tried many options and nothing 'works'.

Sunlife ain't going anywhere, anytime soon.

Enbridge has been looked at for hotel, apartment etc... but nothing sticking.

No loss on that old beast.. the interior is as bad or worse than it looks outside. an interesting space, but not worth saving

this one, is the real loss... cleaned up and it would have been a real asset to the neighborhood

^bingo all day long. It is awful that we are taking this thing down for LRT staging. The last thing we need in that area is another vacant lot.

When will we get it?

That was some pretty ballsy descriptions of Abbottsfield. I don't disagree...I used to joke about needing to take a tire iron with me to the old mcdonalds next to the mall.

I always thought CN floors were just too small and low for modern office use, is there something else about the building that would impede a residential conversion?

Enbridge still has a decent look to it IMO, sort of our Nexen.. I'd say it has a good look for a tech company, but failing that.. heard rumblings about a few GoA moves, and don't think there's time, or the budgetary appetite for a new build. could be a good fit for them

Conversions need to create 80-85% efficiency for rentable/saleable space for the numbers to work it seems and CN was in the 70s.

Wonder if they were trying to squeeze too many units in? seems like the two-fold win on office conversions would be making larger family sized suites

It would lower costs for the conversion, especially in plumbing. A 4 br suite doesn't need 4 kitchens and 4 bathrooms. Convert to all 1 br units and the pipes are everywhere...

And it's a lot easier to use an awkward part of a floor plan as an extra bedroom/office/den than try to figure out how to shoehorn a whole unit in
